🚨 DID LOGAN COUNCIL MAP RAINWATER AS CREEK FLOODING🚨

Council have updated their flood page today.

They are now proposing an investigation to determine whether some mapped “creeks” are actually overland flow — rainwater running across the ground. 🌧️➡️🌊

But here’s the problem:
⚠️ The investigation will not be completed until 2027
⚠️ It will happen after the proposed TLPI is progressed
⚠️ Any changes must then wait for a future planning instrument

With the new Logan Plan not expected until around 2030, residents could be waiting up to four more years before corrected mapping reaches property reports, planning controls and potentially insurance assessments.

Meanwhile, families may continue paying thousands for flood studies, engineering reports and extra Council fees that may never have been necessary.

And why is downstream also not being remodelled as part of this process?

If creek flows have been overstated upstream, Council may also need to reconsider downstream river flood levels.

The investigation will examine how to:
✅ Separate overland flow from creek flooding
✅ Decide where creek mapping should start and stop
✅ Identify where existing mapping extends too far
✅ Better distinguish dry gullies from true creek systems

So why wasn’t this properly tested before the maps affected thousands of properties?

A dry gully is not automatically a creek.
Rainwater runoff is not automatically creek flooding.
And residents cannot afford to wait four more years for accurate maps.

🌧️ Is this fast enough? What interim solution should Council introduce now?

The name makes it sound like it shows our flood risk right now.☢

It doesn’t.

🏘️ Current Climate map = development expected out to around 2090, using today’s climate (rain from the sky and ocean level).

🌧️ Future Climate map = the same 2090 development, with future climate change added.

That is why both maps look almost the same size. Because both maps are in the year 2090. Neither have the storm drainage for the future, or mitigation for the future development like stormwater basins 😳

Calling a map based on future development, decades into the future, “Current Climate” is confusing and unfair. 😵‍💫

Especially when this map is used for residents to pay their insurance premiums on.

🌊 Logan’s modelling for both maps also include storm surge and ocean levels, even though the insurance definition of flood does not include flooding caused by the ocean, and most providers include no coverage for this. Yet it is in our current climate map that we pay insurance on, TODAY.

Meanwhile, the Gold Coast’s current map uses today’s development, giving residents a clearer picture of current risk.⚖

We are asking Logan City Council for a "Curent climate map" with:
✅ Today’s development
✅ All of today's drainage and stormwater infrastructure
✅ Today’s flood risk

A map based on Logan in 2090 should be clearly labelled as a future scenario.

If insurance only maps to the year ahead, a map to the year ahead should be provided. Not a map in the year 2090.

It was great to see Andrea, Dane, Natalie, and Tricia out today, taking time out of their day to make a difference and catch up with local MPs like Mick de Brenni and Shannon Fentiman.

​As the Logan Ratepayers Association, we believe that while we may not always agree with our elected officials, it is crucial to have constructive, respectful conversations about how their decisions affect us all. On our rounds today, we raised the major issues hitting our community hard right now:

​Flood mapping trauma and the heavy toll it takes on property values and stress levels.

​Excessive red tape and bureaucratic delays that are holding back local productivity.

​The extra costs and unnecessary hurdles that are hurting tradesmen, manufacturers, drivers, and admin teams alike.

​Exponential rises in insurance premiums and restricted development.

​If we do not make these connections and take the time to emphasize our concerns, we simply won't be heard, and nothing will change.

​The LRA strongly encourages all members to connect with division councillors, state, and federal members as often as possible.

🚨 THE 0.05% AEP WILL STILL APPEAR ON YOUR PROPERTY FLOOD REPORT 🚨

Late yesterday Council's website was quietly updated asking for residents of Logan to participate and suggest "possible improvements" for the Flood Portal, Property Report and flood studies that "could be considered in the future.”

It shows the Flood Report includes a flood map to 0.05% AEP, an extremely rare 1 in 2,000 annual chance event.

It states this is based on the feedback from the community's most recent "Have you Say".

This is really interesting, because the most recent "Have your say" survey results showed that actually, the most popular option was - "None of them".

Council have said:
📣 “We won’t make any changes until our community has told us which option they prefer.” Well residents did just that, and this means around 48,000 Logan properties will have a flood property report they clearly said no to. This participation survey feels like it's just checking a box.

What we know:
• The portal landing page is moving to 1% AEP 🌊
• Events rarer than 1% AEP are proposed to be removed from the statutory flood overlay 🗺️
• The proposed Property Flood Report still shows 0.05% AEP?📄

This proposed report will affect homeowners, renters, businesses, buyers, lenders, valuers and insurers across Logan.

📣 Please take action now:

✅ Tell Council to remove the 0.05% AEP from standard Property Flood Reports

🚨Logan Residents: Dealing with Council Red Tape?🚨

Are you trying to get approval for a pool, carport, shed, garage, patio, or any other project requiring council approval? You are not alone! 🏗

❌Ever since Logan City Council updated their flood mapping, getting simple approvals has become an absolute nightmare. Routine applications are bogged down in endless bureaucracy, delaying projects and forcing ratepayers to pay thousands for expensive, unnecessary consultant reports. 📝

💰 Look at what one local resident is facing just to build a standard domestic shed:
- RPEQ Engineering Certification to prove a basic shed can handle flood forces
- Complex Flood Risk Assessments and detailed cut-and-fill balance reports
- Heavy Biodiversity Rules requiring costly environmental offset reports and a strict 2-for-1 tree replanting ratio just for clearing a few native trees
- Statutory Declarations just to prove the shed is actually for domestic use.

It feels like the council is just shifting all risk onto everyday ratepayers, killing local productivity, and draining our wallets. 🛑

📄 Earlier this week the Logan Ratepayers Association formally wrote to the Mayor requesting amendments to Resolutions 6 and 8 adopted at the Special Council Meeting on 4 June 2026.

🧐Following a detailed review of the adopted resolutions, we identified what we believe are opportunities to improve clarity, consistency and the consultation process before any final changes are made to the Logan Flood Portal or property flood reports.

Our recommendations include the following 👇
✅ Greater consistency within the resolutions.
✅ Meaningful community consultation before final decisions are made.
✅ Reinforcing that any final proposed changes are considered and determined by the elected Council.

The image posted here is the full letter, written on Tuesday 15th July from the Association for anyone who would like to read our recommendations.

Whilst we have not received a reply to this letter, it's encouraging to see that the concerns and recommendations raised by the Logan Ratepayers Association have been acknowledged, with a motion now appearing on Wednesday's General Council Meeting agenda.

We look forward to seeing how Council responds to the proposed amendments and hope they will further strengthen the resolutions for the benefit of the community.

As always, our focus remains on working collaboratively and constructively to achieve the best possible outcomes for the Logan community.

Hi all 🙂

My name is Trev, and my number one employee Gemima and I have started a business aiming to thermally locate fire ants nests using a ducks nuts drone, then use Gemima to scent detect and positively ID the nest. I plan on flagging it and moving to the next nest with Gemima, and once we have found enough I’ll give her a break while I go and destroy the nests while she rests 🙂

I’m set up already to be completely off grid, and the plan is to (hopefully) deploy to the edges of outbreaks, and stay there until they don’t exist anymore. What I will spear into a nest works within 24 hours ( ☠️ ), which beats the baits the government supplies ratepayers which can take anywhere up to three months.

I am a retired veteran, and plan on hopefully growing this to a stage where I can set up an ex-vet with what they need to have a stable job - one that they need minimal training on, but already have plenty of ants to kill, and I’ll find them the work 🙂

What I need (in the future) is land that I can crash my drone on while practising, and nests that I can live-train Gemima on. In return, I’ll destroy the nests with the good stuff free of charge 🙂

If I was less broken, I’d still be in the Army….this is probably the only way I can still be of service, and I have the best job description in the world - I get to fly drones and play with my dog 🐕

💔 Doug has worked hard his entire life.
He never expected retirement to look like this.

Doug is in his late seventies.

After decades of hard work, he should be enjoying his retirement. Instead, he's living with uncertainty.
