Here's how it works: NO DEPOSIT FIRST HOMES refer a mortgage broker who can access up to 32 lenders including the big 4 BANKS, with interest rates at market price from 2.99%, subject to each clients specific financial situation. Working with the broker, we will initially take your financial snapshot (information on your current financial position), to determine your borrowing capacity and then if qualify, you will receive a Pre-Approval.
The campaign works as NO DEPOSIT because the commission that is usually paid to a real-estate agent is given from us to you, the purchaser and then put towards the deposit of your home.
If you're eligible, NO DEPOSIT FIRST HOMES will contribute up to $25,000.00 (the commission) plus the First Home Owners Grant of $25,000.00 from the NSW Government - meaning you now have a deposit of up to $50,000.00. Then the NSW Government will cover up to another $7,175.00 (Exemption) for your Stamp Duty.
The $25,000.00 (the commission), is a gift to you, not a loan and does not need to be paid back!
The commission paid already forms a part of the contract price and is not added on.

Once your Pre-Approved you just decide where you would like to live and as long as the land is suitable and the home together as a package are within your budget, you're away.
