各位谷友有可能會想做refinance而去省點錢 從較低的利率中受惠
但是很多人經常忽略的就是prepayment penalties.
以下是我想與大家分享的一個tips:
Prepayment penalties是指當借款人在貸款期限結束前還清全額或部份貸款會產生的費用
大部份銀行會以以下更高的公式去計prepayment penalties:
1. 目前貸款利率的三個月利息
或
2. 利息差： 以舊利率計算從提前還款日到Maturity date應付的總利息減去以銀行在同類型產品提供的新利率應付的總利息 (interest rate differential).
