A burning tree can rapidly fill a room with fire and deadly gases so it is crucial that, if you are having a fresh tree this year, it should be kept thoroughly watered.

When selecting your tree, one of the best tips is to check the needles. If the tree has been freshly cut the needles should be hard to pull back from the branches and should not break. If they do, it has probably been cut down too long ago and dried out – making it a fire hazard.

Whether your tree is real or artificial, it should never be placed close to a heat source, such as fireplaces, lights and heat vents, and you should also take care when placing lights and decorations on to the tree.

an occupier
anyone else with control of the premises, for example a facilities manager, building manager, managing agent or risk assessor
You’re known as the ‘responsible person’. If there’s more than one responsible person, you have to work together to meet your responsibilities.
The Fire Safety Order also applies if you have paying guests, for example if you run a bed and breakfast, guesthouse or let a self-catering property.

It is recommended that you should review your Fire Safety Risk Assessment at least every 12 months to ensure your compliance with the Regulatory Reform (Fire Safety) Order. In January this year, it became a legal requirement for the Responsible Person for multi-occupied buildings over 11 metres to:

Carry out quarterly checks of all fire doors in communal areas
Carry out annual checks on all flat entrance doors
Provide information to residents about the importance of fire doors

The Responsible Person should be able to check for and identify any obvious issues with fire doors, such as broken closers. Fire risk assessments do have some specific guidelines.

Your Fire Risk Assessment must be reviewed on a regular basis. It is recommended that the following be included in the review:

Every 12 months after the original assessment is done
Every 5 years a new assessment should be conducted
If the building’s purpose has substantially changed
If the building structure, such as the layout, has changed
If there has been a considerable change in the occupants

Changes to a building’s layout, how it is used, or the kind of occupants using or living in the building can significantly impact your fire safety plans. Therefore it is very important that a review of your fire risk assessment be conducted if any of those have occurred.
