It was a pleasure to be joined by Cabinet Secretary for Climate Action and Rural Affairs Gillian Martin for Aberdeenshire East MSP during a recent visit to Langholm and to hear directly from the team behind Tarras Valley Nature Reserve.

Their story is a powerful example of what communities can achieve through community ownership, creating benefits for people, nature and the local economy while shaping a long-term vision for the future.

Alongside the visit to Tarras Valley, we discussed the role land can play in delivering Scotland's priorities and how land reform can help create opportunities for communities across the country.

We were also pleased to hear from Jane Morrison-Ross of the South of Scotland Enterprise whose shared the opportunities and ambitions emerging across the South of Scotland.

Scotland’s rural land market is becoming more cautious and selective, according to our new Rural Land Market Insights Report 2026, produced with SRUC.

Based on interviews with land agents across farmland, forestry, estates and natural capital, the report found activity fell across most sectors during 2025, with fewer buyers, longer transaction times and reduced competition. Forestry and natural capital markets saw the sharpest cooling, while farmland remained relatively resilient.

These shifts matter because they shape how land is bought, used and invested in across Scotland.

Over the past year, we've been working with communities and landowners across Scotland to explore how communities can benefit from growing investment in nature through our Community Benefits from Nature project.

In this blog, Annabel reflects on what we've learned so far, with one of the clearest lessons being that there is no one-size-fits-all approach. Every place is different, and meaningful community benefits depend on strong local relationships, trust, and early conversations about what communities want and need.

We've also found that community benefits from nature projects can take many forms. While they may not look the same everywhere, there are real opportunities to create value locally, whether that’s through jobs, skills, access to land, community investment, or greater involvement in decision-making.

A more proactive approach to ownerless land is helping turn forgotten sites into places with real community value.

In this guest blog, David Stewart, Head of Policy at the King’s and Lord Treasurer’s Remembrancer, explores how the Proactive Bona Vacantia Project is identifying ownerless sites that could support regeneration and public benefit.

That approach is already making a difference, including at Riddochill Road in West Lothian, where transferred land has enabled the development of social housing.
