It's tempting.

You want the property looking its absolute best.

But here's the problem:

The buyer might hate the kitchen you've chosen.

And replace it anyway.

One of the biggest mistakes sellers can make is assuming every pound spent improving a property automatically comes back in the sale price.

It doesn't necessarily work like that.

Sometimes a major renovation makes sense.

But often the boring jobs can have an outsized impact:

Clean it.

Declutter it.

Fix obvious defects.

Tidy the garden.

Improve presentation.

And make it easy for buyers to imagine what they could do with it.

Before renovating specifically to sell, ask yourself:

Your house is on the market for **£500,000**.

On Thursday, somebody offers:

**£495,000.**

Pretty good.

There's just one problem.

You've already got **three more viewings booked for Saturday.**

What do you do?

**A)** Take the £495k and cancel them.

**B)** Reject it and hold out for £500k.

**C)** Explain there's further interest and allow Saturday's viewings to take place.

There's more to this decision than simply £5,000.

Phil already had his property on the market elsewhere.

**The amount of competition.**

The number of homes available to buyers is around a 12-year high for this time of year.

Put yourself in a buyer's shoes.

If only three suitable properties are available, you're likely to compromise.

If there are 30?

You can be much more selective.

Suddenly the photography matters more.

Presentation matters more.

Price matters more.

And how your property compares with the house down the road matters more.

For sellers, perhaps the biggest story isn't simply what the average asking price did this month.

**It's how much choice your buyer has.**

For Maria, it had been around **a year and a half**.

She'd tried several different estate agents.

She'd found buyers twice.

And both times, the sale had fallen through.

Meanwhile, Maria kept receiving our letters through the post.

Not necessarily.

It's tempting when selling to think:

**“Let's put it on a bit higher. Buyers will negotiate anyway.”**

But there's a problem.

A buyer can't negotiate on a property they never view.

If they compare your home with everything else available and decide it's too expensive, they may simply move on.

Some buyers negotiate aggressively.

Others will pay what they believe a property is worth — particularly when they think someone else could buy it.

That's why asking price shouldn't simply be your desired selling price **plus an assumed negotiation margin**.
