Great way to start the week - After months of design work, discussions with planning and even an Noise Impact Assessment, Planning Approval has been Granted for our first development! 2No. 2 Beds and 1 No. 4 Bed house on a patch of waste ground. Now to appoint the Site Investigation contractor and start on the Building Warrant application! 2021 is lining upto be a much better year!

Developments can be complicated and working with other consultants on feasibility studies can in the long run save our clients time and money.

We work closely with several developers providing initial support and feasibility assistance. For every building developed, there are several others where we have given structural advice and they have walked away from, and with hindsight, they are glad they did.

Being able to identify a project with problems requires knowledge, due diligence, research and experience. It also, depending on the size of the project, is vital to seek input from professionals. This can literally save thousands of pounds and much heartache.

In autumn of 2019, we looked at a commercial property for a developer, with full planning to convert the commercial unit into a 3 story mixed use development. The property had been lying empty and in a dire state for over a decade.

After very extensive negotiations, the developer agreed a price with the vendor subject to survey. Then, along with the Architect, Chris Scott our Structural Engineer surveyed the building to provide feasibility assistance. The structural survey showed the foundation would have to be underpinned as they were not sufficient for the additional storeys above and several areas of remedial work would be required. The potential development costs were starting to rise.

This, among other things, would cost several thousands more than the developers initial estimates so they tried to renegotiate and eventually had to pull out as a new price couldn’t be agreed.

The developers were very thankful as the project would have commenced just before lockdown which would’ve been very bad timing to embark on such a project.

Architects urging Government to give renovation of buildings the same 0% VAT status as new builds to encourage developers to renovate old building rather than pull them down and start new. I for one love the challenge of bringing old building back to life with a useful purpose.

Wow Planning can be a rollercoaster.

On Monday evening we received an email from the planner informing us that our planning application would be refused on Tuesday - a quick redesign over night and an email submission on Tuesday AM and by Tuesday PM planning was granted for this commercial to residential conversion in Edinburgh. One very happy client!

WE ARE STILL WORKING

In light of all the Covid 19 announcents and all the businesses closing their doors temporarily we wanted to make sure you all know we are still open for business and if you currently have project with us we are still progressing this.

Many of you will be aware that we already work from home and where we are required to be on site we will practice social distancing.

The local authority Planning and Building Control departments are still operating. They are largely working from home and using some new procedures during this time but it is still entirely possible to obtain planning permission and building warrants.

So, we are here and willing to help with all your architectural needs.
