*KEY UPDATE: HOUSING SOCIETIES TO GET LAND OWNERSHIP*
*GR Issued:*
Maharashtra Government (Revenue Department) issued a Government Resolution (GR) on 31 December that allows housing societies built on government land to get the land transferred in their names.
*Premium Payment:*
Societies must pay 10% of the current ready reckoner rate as premium.
Earlier, the proposal was to charge 25% premium; now it is reduced.
If societies pay the full 10% at once, an additional 5% rebate is given.
Those opting for installment-based payment won’t get this rebate.

*Applicability* :
This benefit is available to housing societies across Maharashtra, especially those in Mumbai built on government leasehold plots where conveyance was pending.
Applies to redevelopment projects too.
The scheme will also extend to societies under PM Awas Yojana and related schemes.
---
🏢 *Process and Timeline*
3-Month Deadline:
After applying, the society must complete land transfer within 3 months through the District Collector.
If full payment is not made within this period, the land will continue to remain in the name of the government.
*Application & Approval:*
Societies will apply via respective departments.
Once approvals are received, they will have to deposit the calculated premium.
After payment, land ownership will be transferred to the society’s name.
---
📉 *Financial Impact*
Government Revenue:
The move is expected to increase state income, as pending land transfers will now be completed quickly.
*Benefit to Societies:*
Once the land is in the society’s name, it will simplify redevelopment, repair work, and financing.
Redevelopment delays due to lack of conveyance deed will reduce significantly.
