Roderick is currently in his second term as Assessor and is thankful for the opportunity to continue to serve the citizens and property owners of Benton County. During his time as Assessor, he’s earned both the Level IV, Senior Appraiser; and Level IV, Senior Administrator designations from the State Assessment Coordination Department in Little Rock, and the International Association of Assessing Officers (IAAO). Over his career, he’s attained over 1,000 hours of advanced real estate education, with over 250 hours specific to both real estate and personal property valuation for ad valorem tax purposes.

As a resident of Benton County since 1987, he’s been involved in the Northwest Arkansas real estate market for over 32 years, as a certified real property appraiser; a licensed real estate broker & property manager; and now as Benton County Assessor. He’s a State Certified General Appraiser specializing in commercial property valuation and has been valuing both commercial and residential property in Benton and Washington counties since 1988. Prior to establishing his private appraisal practice in 1997, he was the owner and principal broker of the Coldwell Banker (real estate brokerage & property management) office in Bella Vista.

The Benton County Assessor's Office is an executive office, not a legislative office. We do not create the property tax laws, we simply apply and administer the laws passed down by the Arkansas State Legislature in relation to real and personal property valuation for ad valorem tax purposes.

We are responsible for the valuation of all real and personal property within Benton County which is one component of the property tax system. We do not set the property tax rates or collect the property taxes.

John Williams; Real Estate Appraisal Manager, has over 23 years of service to Benton County and oversees all aspects of real estate appraisal/valuation. He is the direct supervisor for 30 +/- professionally designated real estate appraisers and support staff. He oversees and executes the five (5) year county-wide reappraisal plan, which includes the valuation of over 156,000 real estate parcels. Additionally, John has attained his Level IV, Senior Appraiser designation and the prestigious Appraisal Managers designation from the Arkansas Assessment Coordination Department in Little Rock, and the International Association of Assessing Officers.

In an effort to keep our citizens and participants safe, The City of Bentonville will be taking the following measures regarding COVID-19 for operations for Bentonville Parks and Recreation and the Bentonville Public Library.
Bentonville Parks and Recreation
• Public Parks will remain open. However, all public restrooms will be closed until March 30, 2020.
• All public events taking place on public park property will be canceled from now until at least April 30, 2020, including but not limited to First Friday, Farmers Markets, Easter at Orchards Park, and Art Stroll.
• The Run Bentonville Half Marathon will be modified to a virtual race.
• Limited hours will be in effect beginning Saturday, March 14, for the following facilities to allow our team appropriate time to properly clean the facility.
o The Bentonville Community Center will open from 9:00am-6:00pm Monday-Saturday and will be closed on Sundays.
o The Downtown Activity Center will open from 9:00am-6:00pm Monday-Thursday; 9:00am-4:30pm Friday; 9:00am-12:00pm Saturday and will be closed on Sundays.
• All youth sports programming will be suspended until March 30.
• All other classes, programs, and activities will be suspended until March 30.

The Bentonville Public Library will remain open, but with the following limitations:
• Library hours will be adjusted to Monday-Thursday, 9:00am-6:00pm and regular hours Friday and Saturday 9:00am -5:00pm.
• All library programs and meeting room reservations will be canceled through April 30, effective Monday, March 16.
• Toys and manipulatives used in the Children’s Library have been pulled until further notice.
• While programs are canceled, library volunteers will not report to work.

• We encourage our patrons to access the library through our many online resources, including eBooks and audiobooks at bentonvillelibrary.org.
All other city operations and departments will continue to operate as usual at this time.
These decisions are the result of careful consideration of public gatherings and precautionary measures shared by the U.S. Centers for Disease Control and Prevention (CDC), Arkansas State Governor Asa Hutchinson, the World Health Organization (WHO), and our first and foremost focus of participant safety and exposure to the virus at large public gatherings occurring at our programs, events, and facilities.
We continue to monitor the situation closely and will communicate with additional information as it becomes available.

There are four major benefits real property owners/taxpayers can take advantage of with Amendment 79 (also known as Property Tax Relief)!

1. A tax credit of up to $375 on real property that qualifies as the owner's primary or principle place of residence.
2. A 5% limit on the annual increase of the "taxable value" of a homestead property.
3. A 10% limit on the annual increase of the "taxable value" of a non-homestead (commercial/rental) property.
4. A freeze on the "taxable value" of a homestead property owned by a person 65 years of age or older and/or 100% disabled.

Assessment rolls provide funding for the various taxing jurisdictions. In addition to the County, there are nine (9) school districts, twenty (20) cities and the Northwest Arkansas Community College. All businesses and residents (exempt and non-exempt) are required to report their personal property for assessment each year before May 31. After May 31, a 10% penalty will be applied to late assessments, regardless of exempt status. As residents buy, sell and trade vehicles and residents move into, out of, or within the county, they need to notify the office of these changes as they occur.

Our office is dedicated to providing property owners, local municipal government and all of our Benton County communities; fair, equitable and accurate property assessments according to the Constitution of the State of Arkansas; and any applicable Constitutional Amendments, Statutes and/or Regulations.

The Assessor’s Office is tasked with the discovery, listing, and valuation of all real and personal property located within Benton County. Real property being real estate, and personal property being all other tangible property, both individual and business. We are also responsible for maintaining those records.

We will strive to serve all persons in a courteous professional manner, to provide access to public information, and to inform and assist the public concerning assessment functions.
