Now let’s get right to it, from a 🏡Residential & 🏢Commercial stand point.

🏡Residential, if you’re like me your family may have grown from 3-5 in matter of SECONDS, just joking. But, not really, we had back to back pregnancies and the house that we have now, we’ve out grown. It happens, and it’s okay. Whether you’re a renter or homeowner, you need that extra space. And I have options for you.

1. Renter - Let’s find out where you’re at to be able to buy, do you have money saved? Or do you need to go ahead and start doing that. We will work with a Lender, and they will review your financial footprint. We gotta know where to start 😁

2. Homeowner - If the 3/2, 1300 SF home isn’t for you anymore, we can schedule a time to meet, discuss the options of listing your home for sale, where you can go to move, etc.

3. Homeowner - If you would like to discuss adding onto your home, I have tagged a reputable company that can make that happen. However, we must get the approval with the City.

🏢 Commercial

Knowing how much square feet you need is important. You’re going to be paying your lease rate based on a price per square foot & potentially a NNN (price per square foot also).

This makes a difference on being realistic about the area you want to be.

Now if you’ve been in a space already and find that you’ve outgrown it and need to grow, we can make sure we find a location that fits your business, makes sense, & will thrive. Or if the space next to yours has become available, the Landlord may be willing to allow you as their tenant to expand into that. Which will need Demolition & GC work that knows how to professionally and efficiently complete that portion while allowing your business to operate.

Either way leasing or buying in Commercial/Residential it’s always best to have an agent that represents YOU and your best interest on your side.

Now what do you think?

Having a discussion about what you need for your business and branding is imperative to the success of your business.

I’m more than Happy to discuss that with you!

If you’ve been on the fence about securing a Commercial Space, take some time and read the article. DFW is leading the Nation and is considerably stronger in the commercial sector.

Take your business to the next level of growth that it deserves. I’m willing to show you not only a comparable Market analysis of properties, but reports that support the sustainability of this market. The demand to which YOU can supply.

Let’s take a look at some numbers from Weitzman:

📌RETAIL: As of mid-year, Weitzman’s review shows a vacancy rate of approximately 5.5 percent, on par with the record posted at year-end 2022.

📌OFFICE: As office occupiers increasingly downsize as their workforces go hybrid, DFW’s office market as of June 2023 posted an occupancy rate of 18.8 percent.

📌MULTI-FAMILY: The multi-family sector has been one of the hottest for both construction and investment, but weaker leasing this past year has resulted in a vacancy rate of 8.8 percent.

📌INDUSTRIAL: Industrial has recently been viewed as the strongest commercial real estate sector, and by all accounts it remains an exceptionally strong performer. But as a period of active development means that supply is now catching up with the demand, and industrial vacancy is now a bit higher at 7.1 percent.

Senquae’s 6 Survival Tips For Working From Home with Children

It is what it is, and we will get through this!

So! We have encountered some of the biggest life changing events in our history thus far in regards to a pandemic while taking on the new positions of stay at home parent, teacher and work from home. I mean, I just can’t recall the last time I’ve experienced a PANDEMIC. A lot of states are requiring us to stay at home. Working from home with children is not a stroll in the park and I’m not going to sugar coat it for you, it’s going to suck. The only reason I say this is because we cannot physically leave our homes to clear our head. We are also uncertain of what is to take place day to day with orders being amended. That is stressful, and then you look down and your child is patting you for your attention. I understand, believe me. These times are going to be trying for us all, but I have some tips that can help you successfully manage being a WFH parent until otherwise necessary.

1. Clean your house first!

This step, and I cannot stress, is super important. I can’t begin to count the amount of times I made my coffee, dropped Seavin off at school, had a little breakfast and sat down to work and/or study. For all of 2 minutes I sat there staring at my computer and then I leaned over to look at the dishwasher and felt that was a good time to put up the dishes that dried. This includes laundry and cooking! If you can ignore when your clothes are done drying, then by all means go for it. And cooking, since we are quarantined, and even before, everything was already separated and ready for the meal to be made. Getting these chores done prior to beginning work and guiding your little one through their class work will de-stress you that much more and keep you on task for your work! I would also consider meal-prepping and snack-prepping. Remember, they once had their school stomachs to rely on, just kidding.

2. Set a schedule

For work/business, ask yourself these questions to help set up YOUR office hours. What times can I work? What deadlines do I have to prioritize and create reasonable tasks? Are you returning calls? I know some of these answers can vary and lead to more questions whether you are an entrepreneur or employed. Tailor to your needs!

For homeschooling, I would Research learning hours for your child’s age. My son is 6, and he is in kindergarten. His school district provided us with the rental of a chrome book to make his elearning experience better for him, plus I work on two computers! His teacher posted the assignments for writing, he was already completing his e-readings in MyOn, along with math and ELAR. Here is a link with more information

https://sites.google.com/garlandisd.net/gisd-distance-learning/at-home-learning?authuser=0 ,

this is GISD-Garland, TX specific, I recommend visiting your school district’s website for more information and resources specific to your child.

Naps! We love them, they hate them. But since kids are home now, napping can be that time you get your most work done! And you’ll feel like you’ve accomplished something. Even if they’re too old for naps, recommend quiet time.

3. Make room for a workspace

Having a workspace cleared out for yourself is important for staying productive. I can’t be alone when I’m home and my workspace is a mess or the house is too. Creating your workspace can be fun and exciting. Preferably near a window to look out into the world. Don’t day dream though, I know we are going to long other interaction.

4. Be flexible - plan for interruptions

I know I said set a schedule but, be flexible in many ways, for now we know we have 2 weeks to stay home and hopefully help gain control of our current world situation. But, like the way we changed from our normal lives almost abruptly, we can change again. And a lot of us are still trying to workout and adjust to this new life for now as we know it.

Another way, to plan for interruptions is hearing one or both of these... “ I’m hungry...I’m bored”. If you’ve been able to prep their snacks and drinks for the day then you can just remind them to remember that is their snacks and that is it til lunch or dinner time. But, almost always, we are not perfect and won’t have anything prepared. Let me tell you that’s perfectly okay! My wing it snacks have been chips, canned weenies, or a noodle for Seavin. For the most part he knows what he can and can’t have or get on his own. I don’t mind when he comes up to me, it’s a little 5 minute break and reminder to drink water or get fresh coffee. Just remember to be patient, and go with the flow while remaining productive.

5. Make it clear your role as Mom, Business and Teacher

For yourself and for you kids, make it clear when you are in certain roles. Talk with your kids, it doesn’t have to be secretive that you have work to do or calls to make. That’s your work hat, and this is where the setting of your schedule and workspace come into play as well. If you aren’t fully concentrating on your work tasks you will feel unaccomplished at the end of the day.

6. Technology & Entertainment

Luckily, we are in good hands with technology. It’s all around us, it’s a time for your kids to have their own quality time disengaging from school and news. This will help give you some time to complete your tasks.

Remember to give yourself a break, we all want to be super parents! But, we are also human and go through life for what it is. Don’t be too hard on yourself about how well your kid is doing with their education, this is an adjustment for us all. Try to stay positive. Most importantly seek necessary resources for your own mental health and make sure you are healthy and well. I hope these tips were encouraging and helpful!
