Did you know your homeowners insurance policy might include a roof payment schedule (RPS) provision❓ This is a provision that may reduce the cost of your premium, but could have huge out of pocket costs for you down in the line in the event of a loss.

👉 Total repair cost for roof damage: $50,000
👉 RPS Percentage (per attached photo): 55%
👉 Payout amount: $50,000 x 0.55 = $27,500
👉 Assuming Your Deductible Amount Of: -$4,000
👉 Insurance payment: $23,500
💵 YOUR Out of Pocket Cost to Replace Roof: $26,500

𝐄𝐱𝐚𝐦𝐩𝐥𝐞 𝟐 - 𝐘𝐨𝐮𝐫 𝐚𝐬𝐩𝐡𝐚𝐥𝐭 𝐬𝐡𝐢𝐧𝐠𝐥𝐞 𝐫𝐨𝐨𝐟 𝐢𝐬 𝟓 𝐲𝐞𝐚𝐫𝐬 𝐨𝐥𝐝:
👉 Total repair cost for roof damage: $50,000
👉 RPS Percentage (per attached photo): 85%
👉 Payout amount: $50,000 x 0.85 = $42,500
👉 Assuming Your Deductible Amount Of: -$4,000
👉 Insurance payment: $38,500
💵 YOUR Out of Pocket Cost to Replace Roof: $11,500

⚠️⚠️ While a RPS provision may reduce your premium, you have to weigh if the additional out of pocket costs, when it comes time to replace your roof, is worth that reduction in your premium.

Take time to fully understand what is, and what is not, covered in your policy so that you are not caught off guard in the event of a loss. At each renewal, check for changes in the policy and ensure you do not need to adjust any coverages.

✅ 𝟑. 𝐑𝐞𝐠𝐮𝐥𝐚𝐫 𝐌𝐚𝐢𝐧𝐭𝐞𝐧𝐚𝐧𝐜𝐞 𝐢𝐬 𝐄𝐬𝐬𝐞𝐧𝐭𝐢𝐚𝐥 - Regularly inspect and maintain your property. Fix small issues before they turn into big headaches. Many property insurance policies contain an appraisal clause that allows either the carrier or the policyholder to make a written demand for an appraisal if the parties fail to agree on the amount of the loss or cost of repair.

👉👉 𝐖𝐡𝐚𝐭 𝐡𝐚𝐩𝐩𝐞𝐧𝐬 𝐝𝐮𝐫𝐢𝐧𝐠 𝐚𝐧 𝐀𝐩𝐩𝐫𝐚𝐢𝐬𝐚𝐥 ⁉️
You, the policyholder, submits a demand letter for an appraisal. Then, both you and the insurance carrier each select a 3rd party unbiased person (Appraisers) to look at the damage from your loss. Both of the Appraisers create their own estimate based on their findings and submit to each other. If the two Appraisers come to an agreement on the price of repair (and in some states, scope of repairs), then they submit to you an Award Letter. If the two Appraisers cannot come to an agreement, they submit their differences to an agreed upon 3rd party Umpire to make the final decision. 2 of the 3 parties must sign off on an itemized decision to set the amount of the loss.

👉👉 𝐖𝐡𝐞𝐧 𝐬𝐡𝐨𝐮𝐥𝐝 𝐈 𝐢𝐧𝐯𝐨𝐤𝐞 𝐦𝐲 𝐀𝐩𝐩𝐫𝐚𝐢𝐬𝐚𝐥 𝐜𝐥𝐚𝐮𝐬𝐞 ⁉️
If you feel your claim has been underpaid and you have tried to come to an agreement with your insurance carrier but an agreement cannot be reached.

👉👉 𝐖𝐡𝐚𝐭 𝐝𝐨𝐞𝐬 𝐢𝐭 𝐜𝐨𝐬𝐭 𝐟𝐨𝐫 𝐚𝐧 𝐀𝐩𝐩𝐫𝐚𝐢𝐬𝐞𝐫 ⁉️
When you go to appraisal, you are responsible for the payment to your Appraiser, and the insurance carrier is responsible for payment to their Appraiser. In the event that the appraisal needs to go to an Umpire, the Umpire cost is split evenly between you and the insurance carrier.

Most Appraisers and Umpires charge on an hourly basis, and this charge can range from $225 / hr and up pending on the size, scope, and complexity of your loss.

➡️ 𝟏. Per Texas Minimum Construction Standards - "...every effort must be made to increase the crawlspace clearance to a minimum of 12" above grade..."
➡️ 𝟐. Per Texas Minimum Construction Standards - "When the following conditions exist, repair or replacement shall be completed: 1. Evidence of wood destroy insect damage. 2. Water and/or fire damage or dry rot to wooden piers, beams, joists, and subfloor..."
➡️ 𝟑. According to International Residential Code (IRC) N1102.1.2 Insulation and Fenestration Criteria there is a minimum insulation requirement for flooring insulation.
