Last week, Massachusetts Housing Partnership’s ONE Mortgage hit a milestone: 25,000 low- and moderate-income families have bought their first home with ONE Mortgage! This achievement reminds us of where it all started. It was 1991, the SoftSecond loan program had just launched, and Florence Hagins wanted to buy her dream home.

ONE Mortgage made such a difference for Florence. With the low interest rate, low downpayment, and most significantly no private mortgage insurance to determine her “not a good risk,” it helped to make homeownership attainable for her.

This milestone for ONE Mortgage is a testament to countless hours of work by Homebuyers Union members like Florence. Each step of the way community leaders fought for the program: from the creation of the SoftSecond, to encouraging banks to adopt it, to convincing state and city officials to invest in it. This paved the way for today, as MAHA members in partnership with MHP follow in Florence’s footsteps and keep pushing for more. More investment in the ONE Mortgage, more affordable interest rates, and more expansion of the ONE+Boston will lead to more low- to moderate-income people of color becoming homeowners.

Despite the tight housing market, 2,003 people took the first step in the homebuying process by taking our classes and several MAHA graduates bought homes utilizing the assistance programs available to them.

In 2024, MAHA will continue to fight for funding for assistance programs and construction of affordable homes that will help increase the number of homeowners for years to come. Sustainable funding is necessary to narrow the racial homeownership gap in Massachusetts.

In 2023, we saw many of the state and city dollars we fought for together be put to good use by homebuyers! One of these homebuyers is Jenny, who joined the STASH First-Gen Home program in 2022 after graduating from our first-time homebuyer class.

Jenny found MAHA after more than 20 years of living in Boston. During those years, she supported her two children while juggling rent increases and student debt payments, and assisting her community in Haiti. Jenny wanted to be a homeowner because she wanted the “security and the peace of mind that would come from controlling her own housing.”

This summer Jenny was able to purchase a home in Boston using the ONE Mortgage program and her $10,000 STASH matching grant to help with the downpayment!

Thank you to everyone who joined us at our Annual Meeting last night both in person and virtually! It was such a lovely time reflecting and celebrating the all we accomplished in 2023 followed by a delicious meal from Shanti Restaurant and Top Shelf Cookies. We honored members of our Homebuyers Union, STASH graduates who became homeowners this year, and Arbella Insurance Foundation - the longest running Presenting Sponsor of Taste of Dorchester.

MAHA cannot do this work alone. We are so grateful to our funders, our partners, our board, our tireless community organizers, our class presenters, and everyone working towards increasing access to affordable homeownership.

Last week the City of Boston, Massachusetts Housing Partnership, and MAHA announced an increase in the discounts for the ONE+Boston mortgage program! Using funding from the Community Preservation Act and American Rescue Plan Act, ONE+Boston will increase the interest rate discounts on 30-year fixed-rate mortgage loans.

We are so excited to see the efforts of our members’ community organizing deliver concrete results! With housing prices where they are in Boston right now, these deeply discounted mortgages will help put homeownership back in reach for so many families.

Symone Crawford on what it will take to solve the housing supply issue and the housing crisis in Massachusetts. Assistance programs can only do so much when there are so little affordable homes available to purchase. It will take everyone working together from public to private, from city governments to the state legislature to solve the ongoing housing supply issue.
