Staging is the biggest asset to the photography in the marketing strategy we use! STAGED HOMES SELL WELL ABOVE VACANT BOXES because they photograph by giving room size perspective and personality! Do not put a dull empty empty box out there and expect excellent results!
We love making clients happy so we were pumped to receive this! This was a 2-hour Design Consult where we walked the interior and exterior and left a checklist of recommendations to help the home sell quickly and for top dollar! Call us if we can do this for any of your listings!

I know you all think we are way over paid and bring minimal, if any value to buyer representation but you are VERY much mistaken.
When it comes down to a buyer having to decide to pay for representation or to do without a seasoned agent’s guidance it’s gonna be ugly! We (knowledgeable, seasoned professionals) know what we are doing and will keep the attorneys at bay. BUYER REPRESENTATION IS HUGE!
My day started last night working for this young couple and their 2 little girls. They are renting at this time and had the forethought to find a realtor, get pre-approved and start their home search prior to their lease ending! I am like a proud momma right now! It is so amazing when clients listen, learn, trust a professional!
So last night I added all the homes they wanted to see to a cart in the mls, then
Mapped the locations all out, called all listing agents to confirm I was not wasting my time showing their listings, developing Poison Ivy, yuck!, decided to do video to inform the world that the market does not suck, interest rates are historically NORMAL, inventory is INCREASING, best market for buyers in the last 2 years because there’s no COMPETITION, you might actually get closing cost assistance and a home inspection, savored my momma rose ☕️ and a blueberry muffin, knocked out 11 home looks, offer submitted, negotiated against 2 other offers ( really one the other was a lowball) ,had a filet mignonette, fingerling potatoes, asparagus, and a couple glasses of wine, ratified offer, shower, ivy meds. Off to bed! A day in the life of a realtor on a mission! I can negotiate a winning offer and do an ass kicking social post!

One of the most important factors to understand is how you will be reimbursed for a covered loss. There are two primary coverage options:
💰Replacement Cost - Reimburses you for the current cost of rebuilding, repairing, or replacing your damaged property
💰Actual Cash Value - Reimburses you for the replacement cost minus depreciation, which means the reimbursement amount will be reduced to account for the property’s age and typical wear and tear
While a policy with Replacement Cost coverage is typically more expensive, it offers a higher level of protection against loss.
