MLS Compliance, FAQs and Things to Know | DFW Real Estate

MLS Statement 8.0, also known as the Clear Cooperation Policy, went into effect Friday, January 1, 2021. It requires listing brokers who participate in a multiple listing service to submit their listing to the MLS within one business day of marketing the property to the public. 1st Offense: $1,000 fine, payable within 30 days of Notice of Violation

2nd Offense: $2,500 fine, payable within 30 days of Notice of Violation

3rd Offense: $5,000 fine, payable within 30 days of Notice of Violation

4th Offense: A hearing before the MLS Committee will be scheduled. Sanctions may include fine up to $15,000 (maximum allowed by NAR), suspension of MLS services for no less than one (1) month but no more than one (1) year.

AREA REPRESENTATIVE RESPONSIBILITIES
Key responsibilities would include:

 Knowledge of the NTREIS MLS Rules and Regulations, GMMLS
Tour Rules, the Greater Metro MLS By-Laws, and the role TAR and
NAR play.
 Knowledge of the MLS system and related tools.
 Working knowledge of Computers and of software programs.
 Ability to speak to a large group.

General Responsibilities of Representative
 Attend Committee meetings and area MLS meetings.
 Coordinate area meetings by arranging for hosts speakers and tour
information (where applicable.)
 Maintain control of discussion at area meetings.
 Provide update on MLS activities at area meetings.
 Understanding of how the Committee’s work accomplishes the
Association’s mission and goals.
 Communication of the Association’s policies and goals, relative to
the Committee’s work to area members.

MetroTex Says Real Estate is
"Essential" in Letter to Area Counties
MetroTex sent a letter to five area county commissioners today, asking that they consider real estate an "essential" activity when issuing and revising shelter-in-place orders. The letter from current MetroTex President Terry Tremaine and CEO Janet Kane urged commissioners to consider that more than 30,000 families currently have properties listed for sale.

"We seek to minimize potential interruptions within the real estate industry by respectfully requesting that business related to the purchase or lease of residential property be deemed an essential business in any declarations made in your respective counties during the ongoing COVID-19 pandemic," the letter stated. "The ability to secure shelter is “essential."

"International Homebuying Activity Adds Nearly $8 Billion to Texas Economy

Texas ranked third in the nation for homes sold to international buyers from April 2018 to March 2019, according to the Texas International Homebuyers Report released today by Texas REALTORS®. The 18,310 sales to international buyers accounted for 10% of all U.S. sales to international buyers and added $7.8 billion to the Texas economy.

Nearly a third of Mexican nationals who bought homes in the U.S. did so in Texas, making it the most popular state with international buyers from Mexico. Texas was just behind Florida for buyers from India, capturing 13% of the segment compared to Florida’s 14%.

Texas also ranked third among commercial real estate buyers who work with REALTORS®, according to the 2019 Commercial Real Estate International Business Trends report from the National Association of REALTORS®. Among the most popular metros, Dallas was fifth with $2.9 billion in dollar volume and Houston was ninth with $2.2 billion.

“Texas is seen as a solid state for investments due to our strong economy, business environment, and large metropolitan areas,” said Tray Bates, chairman of Texas REALTORS®. “Investors are interested in residential and commercial real estate in Texas where they can deploy their resources to make an attractive return. Specifically, we’re seeing international investors look to Texas for large-scale investments in subdivisions and master planned communities.”

Delegates from Texas REALTORS® traveled to the leading international real estate development conference, Le marché international des professionnels de l’immobilier (MIPIM), in Cannes, France, to meet with international real estate investors and showcase the attractive investment climate of Texas."
