This post is just to confirm what I shared in my post from two days ago: it’s absolutely possible to redo a room for around $400 and a bathroom for about $1,000 if you’re willing to do the work yourself.

If you buy the right home—something with good bones—you can then spend one day a month updating a room at a manageable pace. This was my personal house in California after starting over as a single guy on a budget. I redid the bathrooms myself. Nothing over-the-top—just clean, tasteful upgrades that fit a budget.

Repainted the vanity* using *Joanna Gaines / Kilz Chalkboard** color
Bathroom upgrades* like mirrors, LEDs, tub and shower accessories, and cabinet hardware were all from *Amazon** (just be sure to check reviews for quality)

The takeaway is simple: buy low, sell for more later when you’re ready to move.

Buying a fixer-upper the smart way 🛠️
1. Location first — pick a place you actually want to live.
Look for homes that have sat on the market a while. Sellers are often more willing to negotiate.
2. Focus on "good bones," not fresh finishes. Dated homes with solid structure come at a lower price, and cosmetics are fixable.
3. Have a vision for what the space can become.
4. After closing, tackle one room a month — nails, patch, paint, a new ceiling fan with light/remote. Usually under $400 a room.
5. For bathrooms, budget around $1,000: toilet, lighting, paint, and refinish the vanity instead of replacing it.
One room, one Saturday a month — 12 months later, you've refreshed the whole house and built equity along the way.

"3 things to check before you tour a home 🏡 (things buyers often skip)

1. Cell service and internet inside the house, not just outside. Walk through with your phone — dead zones are common and easy to miss on a quick showing.

2. Water stains, discoloration, or a lone patch of fresh paint on ceilings and around windows. A single freshly painted spot in an otherwise dated room is often hiding a repaired leak — worth a closer look (and a question) even if it looks fine.

3. Traffic, noise, and light at different times of day. A quiet street at 2pm on a Tuesday can be a different story during rush hour or on a weekend. If you can, drive by in the morning and evening before you commit — what you see on tour day isn't always the full picture.

None of these are dealbreakers on their own, but they're the kind of things that are easy to catch on a walkthrough and hard to fix after closing.

Before real estate, I spent 20 years in the Marine Corps and Air Force — leading teams, managing high-stakes operations, and learning that the details are what keep everything from falling apart.

Turns out that's real estate too. Contracts, deadlines, negotiations — it's all about not letting anything slip through the cracks for the people counting on you.

📍 Space Coast Market Check-In — August 2026

If you've been wondering whether it's still a good time to sell around Melbourne/Palm Bay, here's what's actually happening right now:

🏡 Inventory is tight — under 3 months of supply, and 37% of listings are already under contract
💰 Sellers are still getting ~95% of asking price
⏳ Homes are going under contract in about 46 days on average

Translation: it's still a seller's market here on the Space Coast, even as other parts of Central Florida start to cool off and sit longer on the market.

If you're buying, there's more room to negotiate than there was a year ago — repairs, closing costs, even down payment assistance are back on the table.
