For buyers, this means there’s more negotiating room than we’ve seen in the past, and sellers are often accepting offers below their initial goals. This trend isn’t unique to Dallas; across Southern markets, buyers have generally paid 2% to 3% below list price on average. Dallas finds itself right in the middle of that discount range, which signals a shift from the competitive, above-ask bidding wars we saw not long ago.
