the work, tells the truth, and answers to residents rather than to career ambitions. I served as Principal Assistant County Attorney for Rockland County, where I advised on municipal law, land use, and government operations. Before that, I held agency roles at the New York City Department of Transportation and the Department of Consumer and Worker Protection. I founded Bondar Legal P.C., a law firm focused on business law, civil litigation, and municipal and government law. I know how Town Hall works, and I know what it looks like when it is not working. My platform stands on three pillars. Residents deserve to know what their government is doing and why, before decisions are made. Under my leadership, every major study, plan, and environmental review will be made public before approvals go through. Enforcement. The Town has failed to enforce against illegal property uses and to enforce its own Comprehensive Plan. That stops under my leadership. Term Limits. Public office is a public trust, not a career. I am committed to term limits and will introduce a term limits local law. Clarkstown is a great town. ‼️ CLARKSTOWN’S CHARACTER IS ON THE LINE ‼️

PRESS RELEASE

The Clarkstown Town Board is considering a massive rezoning of the Paramount Country Club from a protected R-160 Conservation zone to a high-density R-22 zone. This would permit a seven-fold increase in housing density, destroy irreplaceable open space, and strain our schools and roads.

Here’s the hypocrisy: The Town is asking for a “Community Preservation Act” to tax us to save open space, while they are simultaneously preparing to give away one of our most significant protected landscapes to a developer.

This is more than just one project. If our R-160 conservation zoning can be erased for profit here, it can be erased anywhere in Clarkstown. This approval would set a dangerous precedent that puts all of our protected land at risk.

The current administration rezoned four hamlets for dense development and never once commissioned a comprehensive, cumulative traffic study. SEQRA required a hard look at those impacts. They relied on a 2021 generic review and voted yes anyway.

Under my leadership, the Town will study the roads before the permits, not after.

A RECKLESS law and complete disregard for what the RESIDENTS want and need!

Yesterday evening, I had the opportunity to attend People to People’s annual event. The Clarkstown Democratic Committee members and the ENTIRE slate of Clarkstown Candidates showed up to recognize this great organization and show support!

This year was especially special because one of Rockland’s not-for profit CEO’s, Diane Serratore, announced her retirement after 18 years of great service.

Organizations such as People to People are incredibly important in communities. In Rockland, over 40,000 people are food insecure and rely on not-for-profits and local governments for food.

NOBODY should ever be food insecure in the 21st century. If not for the great, generous people who keep giving to this cause, many people would struggle even more to put basic food on their table.

Before rezoning four hamlets, the current administration was legally required to take a hard look at the environmental impact. They issued a rubber-stamp Negative Declaration instead.

Here is exactly what they were supposed to do and what they actually did. Under my leadership, the Town will order the review they skipped.
