Reminder that Olde Town Residences, the 6 story apartment being proposed by Trammel Crow just South of our historic Olde Town, is before City Council Monday night. If you have an opinion about this proposal, please make a public comment at the Council meeting, or send in your input.

If you would like to make a public comment you may:
• Provide comments via the phone or webinar. To participate by web or phone,
contact City Clerk Kristen Rush at [email protected] by no later than 5 p.m. on the Monday the meeting takes place. Upon receiving the request, Ms. Rush will provide registration instructions and the rules and the procedures for participating by web or phone. Participants will be limited to 3 minutes for any public
comments that are unrelated to an agenda item.
• Provide in-person comments. You may participate in person at Arvada City Hall’s Council Chambers - 8101 Ralston Road. Any citizen entering City Hall will be required to wear a mask. Due to social distancing best practices, only citizens who choose to come to City Hall to provide public comment will be allowed into the
meeting. There will not be an area within City Hall to watch the meeting unless you are there to speak. Due to limited capacity, members of the public may be asked to leave the building once they have completed their public comment. Participants will
be limited to 3 minutes.
• Submit comments for the record. Emails with comments need to be sent to City Clerk Kristen Rush at [email protected] no later than 5 p.m. on the Monday the meeting takes place. Ms. Rush will pass along the comments to all members of City Council and the Mayor. These comments will become part of the permanent record.

The public hearing for a conditional use permit for Trammel Crow's 6 story monstrosity has been rescheduled to January 25.

The public hearing about Olde Town Residences, the 6 story apartment project that Trammel Crow wishes to build, has been postponed to Jan 25.

The fate of The Olde Town Residences - a massive apartment complex - will soon be in the hands of the Arvada City Council. They will soon be considering a Conditional Use Permit allowing its construction on the plot of land directly to the east of the parking garage and north of the former RTD parking lot. This project was first voted down, then resurrected and voted in after some questionable maneuvering. The process was taken to court by a citizen group, and the city lost. Now the project is back again. In the meantime, a new land use code has been adopted, with an amendment that was introduced at the last minute, allowing no citizen input, which designated the parcel to allow six stories.
This enormous building will tower over Olde Town, disrupting the Olde Town character provided by the smaller scale buildings in the area. It will permanently destroy the expansive and beloved view from Olde Town and Grandview Avenue.
Arvada’s Transit Station Framework Plan, adopted by City Council and commonly known as the TOD plan, specifically states that the view from Grandview is part of the uniqueness and historic character of Olde Town and should be protected. The plan says:
“Because of the strong desire to maintain the views from Grandview Avenue to the south and west, the building heights and densities directly adjacent to the station (south of the tracks) will need to be tailored to preserve the views. While this may reduce the overall density for new development, and reduce the transit ridership, these goals must be balanced with local desires to preserve this key view.”
Other quotes from this plan emphasize this desire:
• The historic designation of Olde Town adds to the character of the area, but also presents limitations to increase density near the Olde Town Station. Maintaining the character of the historic area through design elements to reduce the impact of density is a focus of this station area plan
• Any impacts to Grandview Avenue and the historic buildings on the south side of Grandview due to the Gold Line design should be minimized.
• The historic character of Olde Town is maintained through height limits and strict design standards that require consistency with the historic character of the area and preserve view corridors from Grandview Avenue.
• The building character in this area will reflect higher densities while maintaining the key views from Grandview Avenue.
There is even a picture in the TOD plan illustrating that buildings south of the tracks in the New Town Development should be low so as not to obstruct the views.
Three of the plan goals also clearly demonstrate the City’s intentions regarding development south of Grandview:
• Goal 3. Preserving the historic fabric and scale of Olde Wadsworth and Grandview Avenue.
• Goal 4. Preserving the ‘grand view’ from Grandview.
• Goal 8. Developing a unique character that supports the look and feel of Olde Town for Transit and capital improvements
While numerous citizens who value Arvada’s historic character oppose this development, the Arvada Urban Renewal Authority, the developer (Trammel Crow), city staff, and some council members are strongly pushing for approval of Olde Town Residences. Their blatant disregard for the formally adopted TOD plan pushes aside the plan’s requirements. Once the unique Olde Town View is gone, it is gone forever.

The City is still up to its tricks, changing the rules (or in this case the Land Development Code)so this doesn’t have to go back for Coincil approval.
