✨ WHY EARLY DOCUMENT DELIVERY MATTERS ✨

For a smooth and professional closing experience, it’s extremely helpful when loan documents are provided to the Notary Signing Agent at least the day before the appointment whenever possible.

Why does this matter? 👇

✅ Allows time to properly print and organize large loan packages
✅ Helps Signing Agents review instructions carefully
✅ Reduces the risk of rushed printing or missed pages
✅ Prevents delays caused by printer issues or last-minute revisions
✅ Creates a calmer, more professional experience for clients
✅ Helps closings stay on schedule and fund on time

Many Signing Agents manage multiple appointments each day. Receiving documents early allows us to arrive fully prepared, organized, and focused on providing excellent service at the closing table.

When documents are sent only hours before an appointment, it can create unnecessary pressure for everyone involved — especially the borrowers who deserve a smooth and stress-free signing experience.

A successful closing is truly a team effort between lenders, title companies, escrow officers, and Signing Agents. Preparation and communication make all the difference! 🙌

I’m truly thankful for the companies that trust me to represent them and their clients. Your continued support and partnership never go unnoticed.

✔️ Notary Tips Every Client Should Know

1. Bring a Valid, Unexpired ID

* Must be government-issued (driver’s license, passport, etc.)
* Name on ID should match the document
👉 No valid ID = no notarization

2. Do NOT Sign Before the Appointment

* Documents must be signed in front of the notary
* Pre-signed documents may need to be redone depending on the notarization type

3. Make Sure the Document Is Complete

* Fill in all blanks (except signature areas)
* Missing information can delay or stop the notarization

4. Be Present & Aware

* You must be physically present
* You must be willing and mentally aware of what you’re signing
👉 Notaries cannot proceed if someone appears confused, pressured, or unsure

5. Know What Type of Notarization You Need

* Common types: Acknowledgment, Jurat, Oath/Affirmation
👉 If unsure, contact the document provider (notary cannot choose for you)

6. Ensure Proper Notary Wording Is Included

* Documents must have correct notarial certificate wording
👉 If missing, the notary may need to attach a certificate

7. All Signers Must Be Present

* Everyone who needs to sign must be there with ID
👉 No exceptions unless using approved remote notarization

8. Understand Your Document

* Notaries cannot explain or give legal advice
* Make sure all your questions are answered before the appointment

9. Allow Enough Time

* Rushing increases mistakes
* Especially important for loan closings, trusts, and legal documents

10. Double-Check Names & Details

* Names should match ID exactly
* Incorrect information can cause rejection of documents

A Smooth Closing Doesn’t Start at the Table — It Starts the Days Before.💯%

Lenders and Title Companies — one of the biggest factors in creating a seamless, professional closing experience is preparation.

Providing loan documents to your closer or independent Signing Agent at least 24 hours before the appointment is not just helpful — it’s essential.

Why?

Because most experienced Signing Agents are managing multiple appointments in a single day. Receiving documents in advance allows time to:
✔️ Print complete, accurate packages
✔️ Organize documents for efficiency
✔️ Review for potential issues before arriving at the table

But preparation doesn’t stop there.

🫣 One of the most overlooked steps is ensuring that clients fully review their Closing Disclosure with their lender ahead of time — and have all their questions answered before the appointment.

When this doesn’t happen, the closing table becomes a place of confusion instead of confidence. And the Signing agent or closer hears about all the frustrations leading up to this point.☹️

⁉️What happens when documents come in at the last minute?

• Rushed and disorganized signings
• Increased errors and delays
• Frustrated clients
• Stressed Signing Agents trying to recover the experience

And most importantly, it takes away from what should be a positive, memorable milestone for your client.

🔄 Let’s shift the focus from deadlines to experience.

Yes, end-of-month quotas matter.
But the client experience matters more.

Because when clients feel informed, prepared, and confident:
✨ Closings run smoothly
✨ Signings stay on schedule
✨ Positive reviews increase
✨ Referrals grow organically

🤗 A great closing experience isn’t rushed — it’s intentional.

If you want your clients to walk away feeling confident in their decision and impressed by your process, it starts with early document delivery and proactive communication.

Worthy Mobile Notary is committed to providing organized, professional, and client-focused closing experiences every time.

📌 Notary Tip: Why Proper Certificate Wording Matters

One of the most common misconceptions about notarization is that a notary can simply “stamp and sign” any document. In reality, it’s not that simple.

For a notarization to be valid, the notarial certificate must contain the correct wording—this is often referred to as the notarial verbiage.

🔍 So what happens if the document doesn’t include it?

If a document is missing proper notarial wording, a notary cannot proceed as-is. Instead, they must:

✔️ Add a compliant notarial certificate (such as an acknowledgment or jurat)
✔️ Ensure the wording meets state requirements
✔️ Confirm the signer understands which notarial act is needed (without giving legal advice)

⚠️ Without proper wording, the notarization may be rejected, causing delays in funding, recording, or processing—especially in real estate and legal transactions.

💡 Pro Tip for Title Companies, Attorneys & Clients:
Always double-check that your documents include the correct notarial certificate before the appointment. It saves time, avoids re-signings, and keeps your transactions moving smoothly.

As a professional Notary Signing Agent, my goal is to ensure every document is completed accurately, compliantly, and without delays.
