From this 1922 mess to a much simpler riser with backflow prevention to meet today’s standard. Removed all the trim piping related to the non functioning water motor gong and turned the alarm valve into a straight pipe riser complete with new paddle flow switch and electric bell located on the exterior of the building. This building does not have a fire alarm system so the butterfly valves are chained and locked open with a breakable lock per code. The flow switch and bell were added to provide the building owner with some piece of mind that in a water flow situation they would have some form of notification. Along with a new 6” sprinkler entrance to replace the corroded existing cast iron entrance.

Another sprinkler contractor who maintains this building did not want to tackle a project like this. They reached out to me after hearing this was something that I would definitely tackle. The sprinkler system was installed in 1922 and the portion of underground piping entering the building was also dated back in that era. The leaded joint inside the building foundation has been leaking for a long enough period of time that the piece of steel pipe was rotted to the point that there was a fear of a major failure causing the building to flood. New 6” Ductile Iron Cement Lined piping was installed along with a new 6” Backflow preventer as there was not one originally installed. The granite rock foundation was definitely a fighter but we got through it. Tomorrow we will finish up the new install and add an additional electric paddle flow switch and electrical bell on the exterior of the building as the original water motor going was not only shut off and left off but also was located in the basement of the building instead of on the exterior.

Brown School Apartments project in Berlin NH has been completed. Renovation and conversion from a former Elementary School to an Apartment Complex. Originally a Steel NFPA 13 system now converted to a full NFPA 13R system with a combination of Steel and CPVC piping complete with a new sprinkler riser including backflow preventer, fire department connection, drains and switches. Today was the final with the local authority having jurisdiction (Berlin Fire Department) including testing of all the system functions. We also provided the building with new fire extinguisher to complete the life safety portion of the project. “Fire Sprinklers Save Lives”l

Brown School Apartments, Berlin NH. Here are some of the units approaching finishes on the old gym side of the building and the completed rough-in on the older 2.5 story portion of the building. Next up we need to install the new riser and equipment along with the rough-in of the core areas of the building then onto the finishes.
