SEDONA LAND DEVELOPMENT CODE WORK SESSION

The public is invited to attend a Sedona Planning and Zoning Commission work session to be held Tuesday, Jan. 16 at 3:30 p.m. in the Sedona City Council Chambers to continue discussion about the next important step in the update of the city’s Land Development Code (LDC). The council chambers are located in the City Hall complex at 102 Roadrunner Dr.

At the meeting the consulting firm of Clarion Associates will be on hand to continue the discussion of the draft development and subdivision standards proposed in the LDC update. The city and Clarion kicked off the first major update of the 20-year-old code in November 2016.

“The draft development and subdivision standards are a very important component of the LDC update,” says Senior Planner Mike Raber. “As these draft parts of the code are developed, it is exciting to see a more user-friendly document emerging that is on par with best practices for how development should occur and to best implement our Sedona Community Plan.”

The LDC helps carry out the community’s vision of the future provided in the Sedona Community Plan; for example, what do we want the community to look like and be like? The LDC makes the vision real.

City of Sedona : Sign Code update

Tomorrow the Sedona City Council will be holding a public hearing regarding the Draft Revised Sign Code. The Draft proposes changes and updates to the regulations regarding signage (business signs, temporary signs, etc).

The meeting will start at 4:30 pm on Tuesday, September 26 in the City Council Chambers. You are welcome and encouraged to attend and provide your feedback.

Summary: The Community Development Department is currently updating the City's Sign Ordinance, which sets standards for all signage throughout the City. The sign ordinance has not undergone a complete update in approximately 20 years.

City of Sedona : Projects and Proposals

COMMUNITY PLAN OPEN HOUSE

The public is invited to attend an open house for a proposed city-initiated major amendment to the text of the Sedona Community Plan. This amendment will create a multi-family high density designation allowing for the consideration of more than 12 dwelling units per acre for multi-family development projects that provide strategies for achieving housing diversity, affordability and availability to address local housing needs.

No specific properties have been identified or are being re-designated as a part of this proposed amendment. Based on City Council priorities, this designation could only be applied through a major Community Plan amendment request for multi-family projects that provide these types of strategies.

The open house will be held on Tuesday, August 22, 5 p.m., in the Schnebly Conference Room, Sedona City Hall, 102 Roadrunner Dr., Bldg. 104. At the open house, staff will be on hand to explain the proposal, respond to questions and note any comments and concerns. The Planning and Zoning Commission will also conduct a first work session on August 15, 3:30 p.m., in the City Hall Council Chambers to discuss this and other proposed Community Plan amendments that are scheduled for public hearings in September and October 2017.

Allowing for consideration of higher densities in multi-family projects can provide a greater incentive for apartment housing that is needed in the community. “The Sedona Community Plan notes that apartments make up only 4 percent of Sedona’s housing units,” says Senior Planner Mike Raber. “Finding more opportunities for apartment housing is a priority.”
