If you've ever walked into the ocean and felt like your whole life has reset- this is the reason.
Most people think the sea "relaxes you" but scientists discovered something far more extreme; Salt water doesn't just calm the body- it reprograms it.
Here is what actually happens;-

Sea water shuts down your stress responses within minutes. The ocean is rich in negative ions - the same ones used in expensive therapy devices. When they hit your skin, your nervous system drops out of fright or flight. Your heart rate changes, your muscles unlock, your breath deepens without effort. With the NSW Greens pushing for a 5% tax on holiday rental listing it would do nothing to ease the housing situation as property owners would only add the tax on their rates.
Better to look at a property vacancy tax on properties that remain unoccupied for periods of 6 months or more.
With thousands of properties in suburban areas that are bought but remain vacant for years it would be a way to entice owners to lease out their unit or vacant house.
