Passive Fire Defect of the Week: Missing or Incorrect Fire Collars

Fire collars are not one-size-fits-all.

The collar needs to suit the pipe material, pipe size, substrate, FRL, orientation and tested installation detail. A collar that is missing, undersized, incorrectly fixed or installed on the wrong substrate may not provide the required fire performance.

A useful passive fire defect report should do more than say “non-compliant”.

A good report should clearly identify the location, service type, wall or floor construction, FRL requirement, defect description, photos, recommended rectification and close-out status.

Why annular gaps matter in fire-stopping.

The gap around a service pe*******on can determine whether a fire-stopping system is compliant.

If the opening is too large, too small or outside the tested limits, the system may not perform as intended. This is why the substrate, service type, opening size, annular gap, FRL and installation detail all need to be checked before a product is selected.

Passive Fire Defect of the Week: Incorrectly Treated PVC Pipe Penetrations

PVC pipe pe*******ons are one of the most common areas where passive fire defects occur.

The correct treatment depends on the pipe size, wall or floor type, FRL requirement, opening size and tested system. In many cases, simply sealing around the pipe is not enough.

Fire-rated product does not always mean compliant system.

Using a fire-rated sealant, collar, wrap or board does not automatically mean the installation is compliant.

Passive fire systems need to match tested system details, including the wall or floor type, service type, opening size, annular gap, FRL, backing material, sealant depth and fixing method.

This is why correct system selection, inspection, documentation and certification matter.

Vermiculite fire spray for structural fire protection.

Vermiculite fire spray is commonly used to upgrade the fire resistance of structural steel and concrete elements. It provides a practical solution where structural members require an FRL upgrade, particularly in car parks, plant rooms, basements, commercial buildings and infrastructure environments.

One of the most common defects found during passive fire inspections is services passing through fire-rated walls or floors without a compliant fire-stopping system.
