Wilton Park

Wilton Park Once a leading 19th-century horse stud by Samuel Hordern, Wilton Park remains a rare piece of NSW rural heritage.

We’re working to ensure it’s restored and reimagined as the cultural heart of the new Wilton West community.

A COLLABORATIVE WAY FORWARD

Heritage integration is not a constraint—it’s a strategic advantage. We propose open discussions between the landowner, Council, heritage advisors, and developers to co-design a curtilage and development framework that respects the past while unlocking future value. This approach de-risks statutory approvals, fosters goodwill with community stakeholders, and delivers a signature destination within the West Wilton growth corridor.

PLANNING ALIGNMENT AND STRATEGIC FIT

Wilton Park sits within the West Wilton Precinct of the NSW Government’s Wilton 2040 Plan—earmarked for over 2,000 new homes. The property’s inclusion in the current planning proposal is backed by a recent WLPP resolution and expert heritage advice. Its integration supports state and local goals for protecting heritage, providing green space, and fostering community character. With its serene landscape and civic potential, the site is ideally positioned to support future uses such as community gardens, passive open space, or a senior living precinct centred around heritage values.

PROVEN DEMAND FOR HERITAGE IN MODERN LIVING

Across NSW, heritage precincts have proven appeal—whether as lifestyle villages, curated communities, or mixed-use town centres. Examples like Belgenny Farm and Retford Park show how adaptive reuse can unlock public engagement, brand equity, and strong market absorption. In a competitive development landscape, heritage elements create uniqueness that drives sales velocity and price premiums. Wilton Park offers the authenticity developers struggle to replicate.

A NATURAL ANCHOR FOR HIGH-VALUE PLACEMAKING

Incorporating the heritage core of Wilton Park into a thoughtfully designed urban precinct offers a unique anchor for identity, prestige, and lifestyle. As with Camden Park and Hobartville before it, adaptive reuse of rural estates into civic, hospitality, or boutique commercial precincts has driven premium land value uplift. Wilton Park has the potential to serve as a town centre element, with public space, heritage interpretation, and adaptive re-use that supports cafes, weddings, galleries, or boutique accommodation.

A LIVING CULTURAL LANDSCAPE

The Wilton Park property is not just a group of historic buildings—it is the centrepiece of a broader cultural landscape that once included dams, paddocks, laneways, and manager residences. Integrating this broader setting into surrounding development unlocks storytelling and education opportunities, supports tourism, and aligns with best-practice heritage principles. It also preserves view corridors and rural character—enhancing both amenity and property values in surrounding residential precincts.

A PLACE OF BEAUTY, CRAFTMASHIP AND STORY

The heritage fabric of Wilton Park is visually striking—brick stables, a rare covered round yard, underground water tanks, stallion boxes, and sweeping rural vistas that evoke the legacy of one of NSW’s great studs. These photographs capture the scale, detail, and enduring charm of the site, offering a powerful visual narrative to support place-making, community identity, and future interpretation. Whether as a heritage precinct, green open space, or part of a senior living village, the visual presence of Wilton Park speaks directly to both its past and its future potential.

A LANDMARK OF NATIONAL SIGNIFICANCE

Wilton Park was one of NSW’s most significant horse breeding establishments, created by retail magnate Samuel Hordern in the late 19th century. Operating across 1952 acres, it produced championship racehorses, carriage horses, and livestock that supplied both elite society and commercial operations. Its surviving stables, round yard, and associated infrastructure remain a rare and intact example of a 19th-century stud farm. Recognising this legacy enhances place-making value and meets rising community expectations for developments that honour cultural heritage.
