The Central Building Authority (CBA) hereby informs stakeholders that the No Objection for a project approval and the Permit to Commence Building Works are two separate and distinct documents.
When Building Plans are approved, the following are issued to the applicant:
a) A Letter of No Objection for the approved development. The Letter of No Objection does not constitute permission to begin construction.
b) An application for a Permit to Commence Building Works must be completed and submitted to the Central Building Authority before any building work commences. The applicant has 365 calendar days from the date of issuance of the No Objection letter to apply for a permit to commence building work and start construction. The permit to commence building works is valid for 5 years.
c) A copy of the approved building drawings must be kept at the project site, and a project sign displaying the project number must be posted at the project site entrance. The sign must be visible from at least eight feet beyond the property line.
The Central Building Authority also informs that:
1. Within seven (7) calendar days after the works have been completed, a request must be submitted to the Central Building Authority for a final inspection and for permission to occupy and use the building.
2. In accordance with Belize Building Act Chapter 131, Revised Edition 2020, Part III 18(5), which states, βApproval of drawings conveys no title to land or waiver to any term in a lease or license."
