The Central Building Authority (CBA) hereby informs stakeholders that the No Objection for a project approval and the Permit to Commence Building Works are two separate and distinct documents.

When Building Plans are approved, the following are issued to the applicant:
a) A Letter of No Objection for the approved development. The Letter of No Objection does not constitute permission to begin construction.

b) An application for a Permit to Commence Building Works must be completed and submitted to the Central Building Authority before any building work commences. The applicant has 365 calendar days from the date of issuance of the No Objection letter to apply for a permit to commence building work and start construction. The permit to commence building works is valid for 5 years.

c) A copy of the approved building drawings must be kept at the project site, and a project sign displaying the project number must be posted at the project site entrance. The sign must be visible from at least eight feet beyond the property line.

The Central Building Authority also informs that:

1. Within seven (7) calendar days after the works have been completed, a request must be submitted to the Central Building Authority for a final inspection and for permission to occupy and use the building.

2. In accordance with Belize Building Act Chapter 131, Revised Edition 2020, Part III 18(5), which states, β€œApproval of drawings conveys no title to land or waiver to any term in a lease or license."

The Central Building Authority (CBA) hereby informs stakeholders that, effective May 1, 2026, all submitted building plans must include a formal title block in accordance with the following specifications.

For this notice, β€œnon-complex” in relation to a conventional bungalow means a structure that is not elevated, does not have a concrete roof, and has a basic hip or gable roof with spans under 20 feet.

The title block requirements are as follows:
β€’Bungalow buildings up to 1,200 sq. ft.:
The submission must include the title block of the technician who prepared the drawings.

β€’Buildings between 1,200 sq. ft. and 3,000 sq. ft.:
Submission must carry the title block of a registered professional, either an Architect or an Engineer.

β€’Buildings greater than 3,000 sq. ft.:
Two professionals must endorse the submission. The drawings must include the title block of a registered professional (Architect or Engineer) and provide space within the title block to identify the second professional.

The Central Building Authority will not accept any Building Plans without the proper Title Blocks.
All other requirements remain unchanged.

As you embark on your construction journeyβ€”whether it be a new building, alteration, renovation, demolition, or dismantlingβ€”please be reminded of the following important regulations:

πŸ”Ή Sign Installation Requirement
Every construction site must display a sign at the entrance, clearly indicating the project number as stated in the letter of no objection that accompanied your permit.

πŸ”Ή Sign Specifications

Minimum Size: 8.5 inches in height and 11 inches in length.
The sign must be visible from at least eight feet beyond the property line.

πŸ”Ή Regulatory Reference
According to Section 10 (3)(5) of Belize Building Regulations 2022:
(3) On every site in relation to construction, the owner shall cause a sign to be displayed, indicating the project number, and:
(a) install the sign at the entrance to the site;
(b) ensure the sign is clearly visible from at least eight feet beyond the property line.
(5) "Sign" means a display on which the characters are clearly visible.

Our inspectors will use this sign to identify approved CBA projects. We appreciate your cooperation in adhering to this regulation!

An electrical system starts with a design that must be based on PUC approved installation standards. This design must be submitted for approval before any electrical work can commence. The PUC DOES NOT CHARGE for this process and ONLY a PUC licensed Wireman can make a submission.

Any submission must be done in accordance with the licensed category of that wireman and only PUC licensed wiremen can engage in any electrical installation works at a project site.
