When buying a property with another person, you have to specify to the Notary how you will both (or more people) will appear on title based on your interest in the property.

๐‰๐จ๐ข๐ง๐ญ ๐“๐ž๐ง๐š๐ง๐œ๐ฒ means two or more people own property equally. When one joint tenant dies, the property is transferred to the surviving joint tenant immediately before the moment of death, bypassing their Will.

If two or more people own property as a ๐“๐ž๐ง๐š๐ง๐œ๐ฒ ๐ข๐ง ๐‚๐จ๐ฆ๐ฆ๐จ๐ง, it does not have to be divided equally. E.g. 30% one owner, 70% other owner. If one tenant in common dies, that personโ€™s share of the property becomes a part of the deceasedโ€™s estate and distributed according to their Will.

When buying a property, PTT is payable to the government on the Completion Date. Your Notary will directly remit the PTT amount to the government on your behalf. PTT is calculated as 1% on the first $200,000 and 2% on the remaining balance up to $2,000,000.
