Curious where your tax dollars go? 🧐 Saw misinformation online and want the facts? We’ve got you covered with a breakdown of how property taxes and utility fees work in Pitt Meadows, what’s included in your bill, and why our tax structure looks a little different from other communities.

Pitt Meadows stands out in the region with the largest share of dedicated Agricultural Land Reserve—at 78%, more than any neighbouring municipality. Despite only 22% of land being available for densification to grow the tax base, Pitt Meadows continues to maintain some of the lowest average property taxes in the region.

Your property tax bill includes both City taxes and taxes collected on behalf of other agencies, such as schools, TransLink and Metro Vancouver. About 47% of the total bill goes to those external agencies and is outside the City’s control.

The remaining 53% supports City services, including:

Essential services that keep Pitt Meadows safe and running:
✅ Police
✅ Fire and emergency response
✅ Roads and infrastructure

Priority services that enhance quality of life in our community:
✅ Parks, recreation, arts and cultural programming — like Pitt Meadows Day!
✅ Public library
✅ Planning and development
✅ Bylaw enforcement and building inspections

Support services that keep the City operating behind the scenes:
✅ Human Resources
✅ IT
✅ Communications and Civic Engagement
✅ Administrative and Legislative Services
✅ Financial Services

Utility fees cover local essentials like:
💧 Water
🚽 Sewer
🌧️ Drainage
🏞️ Diking
♻️ Solid waste and green waste collection
(Some of these services are also managed regionally by Metro Vancouver.)

Every year, the City develops a Five-Year Financial Plan outlining spending priorities, community initiatives and how resources are managed responsibly. Explore the 2026–2030 Financial Plan and see where your money goes: pittmeadows.ca/financial-plan.

🗓️ Reminder: 2026 property taxes and utility fees are due July 2, 2026. Learn more: pittmeadows.ca/taxes.
