Home buyers are required to pay a provincial property transfer tax, known as Property Transfer Tax (PTT), when they buy a home in BC. The government is effectively taxing the transfer of a legal deed or title from a seller to a buyer. The amount of the tax is based on the property value and the property classification. If you qualify as a “First Time Home Buyer” for PTT purposes or are buying a newly built property from a developer, for example, you may be exempt from paying this tax fully or partially.   
The general PTT rate is:
• 1% of the fair market value up to and including $200,000
• 2% of the fair market value greater than $200,000 and up to and including $2,000,000
• 3% of the fair market value greater than $2,000,000

What is a mortgage? A mortgage secures a property as collateral until a loan obligation is repaid in full. A registered mortgage against a property protects the lender if borrowers walk away from their obligations.

Most families nowadays borrow money to buy their first home in BC. Other families, who already own their homes, take out the equity built in their houses to do home renovations. Both scenarios entail the signing mortgage loan agreements and Form B Mortgage instruments in the presence of a notary public. The notary subsequently registers the Form B Mortgage in the appropriate Land Title Office.

The mortgage instrument usually shows the legal description of the property, the loan amount, contract period (typically 5 years), the interest rate and the borrower's signature, indicating responsibility for the debt.

It is common for BC Notaries to act for both the borrower and the financial institution to increase efficiencies and reduce transaction costs.
