The Housing Ombudsman has published regional findings showing how BADLY landlords are failing council and housing association tenants across England 😡

Here’s what they found:

📍 London:
▶️ 77% maladministration rate
▶️ 78% failure on property conditions
▶️ 9% severe maladministration (the worst in the country!)

📍 South East: 74%
📍 South West: 71%
📍 Midlands: 68%
📍 North West: 67%
📍 East of England: 70%
📍 North East & Yorkshire: 62%

If you’ve reported repairs to the council or housing association, it’s very important to keep proper records — in case they ignore you or delay fixing the problem.

Here’s what you should do 👇

✅ 1. Always Put It in Writing
📧 Email is best. If you call them, follow up with an email saying what was discussed.
✍️ If you write a letter, take a photo or keep a copy.

✅ 2. Keep Evidence of the Problem
📸 Take clear photos or videos of the issue (e.g. mould, leaks, broken fittings).
🗓️ Make a note of when the problem started and how it’s affecting your home.

✅ 3. Save Everything
📁 Keep copies of all emails, texts, letters, and replies.
🗒️ Write down the names of people you spoke to and what they said.
📅 Note down dates and times of every call or report you’ve made.
