Voids Policy Consultation

Dudley MBC, Housing & Assets Group is reviewing its Voids Policy. The current policy requires updating in line with Housing Health and Safety Rating standards. As a tenant, it is your right to have a say on any proposed service changes.

Voids Standards Consultation

Dudley MBC, Housing & Assets Group is reviewing its Voids Standards. To help us shape the standards, we would like your views on what is important to you.

We aim to manage void (empty) properties efficiently, compliantly and to an agreed lettable standard. A property is classed as a void when no current (‘live’) tenancy is running at the address. The void period is the time between one tenancy ending and the next commencing. Our aims are to:

- minimise rent loss by reducing void length and repair costs
- make clear the lettable standard so staff and contractors know the - condition required
- ensure all voids are legally compliant at let
- monitor standards and customer satisfaction with new homes

Repairs Policy Consultation

We are looking for your feedback to help us develop the new Housing Repairs and Maintenance Policy.

The closing date for your replies will be Sunday 23 August.

The aim of the policy is to ensure that all council-owned homes are kept safe, secure, and fit for habitation by clearly setting out repair responsibilities, service standards, and response times, in line with relevant housing legislation and national good practice.
Specifically, the policy aims to:

• Clarify which repairs are the responsibility of the landlord and which are the responsibility of the tenant
• Ensure repairs are reported, prioritised, and completed within agreed timescales
• Protect the health, safety, and wellbeing of tenants, particularly in relation to emergencies, damp, and mould
• Deliver a fair, consistent, and transparent repairs service
Support compliance with statutory duties and regulatory requirements
• Promote good communication, accountability, and customer satisfaction

Safe & Sound, Dudley’s Community Safety Partnership, is urging residents to be aware that incidents of domestic abuse can rise around major football matches – and to look out for the signs and know where to get help.

⚽Football should bring us together - but sadly, domestic abuse can increase during major matches.

Research shows incidents rise by 38% when England lose and 26% even when they win.

Domestic abuse isn’t always obvious, and it can happen to men and women.
Tackling domestic abuse is a team effort.

Another successful 'Big Clean Up' event held on Saturday, organised by the volunteers of Oval & Tudor TRA. Tenants and residents in the area filled a skip with their unwanted items and fifteen bags of rubbish were collected from the surrounding streets/walkways. Well done everyone, a fantastic result again!👏
