affecting the sector, and its enforcement, must consider our business needs. We provide information, training and advice to our members nationally, and through our local branch network. Planning a property inspection?

Make sure you give the right notice. 🏡

For Private Residential Tenancies (PRTs) in Scotland, landlords must give at least 48 hours' written notice before entering a property to carry out an inspection, check for repairs or undertake maintenance.

Except in an emergency, you'll also need the tenant's permission to enter.

Understanding your rights and responsibilities helps maintain positive landlord–tenant relationships and keeps you on the right side of the law.

Your responsibilities don't end when the keys are handed over.

In Scotland, landlords have a legal duty to ensure their property meets the Repairing Standard not only at the start of a tenancy, but throughout it.

That means staying on top of repairs, responding to maintenance issues promptly and ensuring the property remains safe and fit to live in.
