This may be one of the last opportunities for residents to comment before decisions are made.

Please note that the proposal is only on the north parcel of the Downs Farm, with a potential Stage 2 of hundreds more homes on the south parcel!

Epsom & Ewell Borough Council’s latest Local Plan consultation could add EVEN MORE Green Belt development on top of the original 1,600 Green Belt dwellings already proposed.

New/additional sites now being considered include:

🏡 Downs Farm – 530 dwellings
🏡 Priest Hill – 444 dwellings
🏡 Cuddington Glade – 37 dwellings
🏡 Land off Cuddington Glade – 50 dwellings
🏡 Land West of Burgh Heath Road – 50 dwellings
🏡 Noble Park – 90 dwellings
🏡 Hollywood Lodge – 50 dwellings
🏡 Land east of Burgh Heath Road – 100 dwellings
🏡 Land near Downs Road East – 160 dwellings
🏡 Nescot Playing Field – potential major development site

Residents have raised serious concerns about Green Belt ratings being arbitrarily changed, lack of transparency, and weak evidence on traffic and infrastructure impacts. These developments could also create severe traffic gridlock on roads including Reigate Road, Cheam Road and Burgh Heath Road.

The problems with the traffic in Epsom and Ewell are plain to see for everyone. The Local Plan may add another 10,000 residents by 2040. No improvements are planned to the roads. The link below has information on traffic analysis, which has been updated to include expected changes due to the Local Plan. Any comments or concerns should be raised with Epsom & Ewell BC as part of the Consultation on the Local Plan.

Ewell Green Belt and Epsom Green Belt look back to November 2024, working with Yvonne Grunwald of the Green Party on the ePetition raised with Epsom & Ewell Borough Council to remove Green Belt land from the Local Plan for EEBC.

1578 signatures were obtained in only 22 days to mandate speaking about the issue in a meeting of the council.

Yvonne Grunwald is a candidate for Green Party in Epsom West ward for East Surrey Election. We hope that Yvonne can continue her work on protecting Green Belt land as a councillor in East Surrey Council, working with other councillors from the Green Party.
