🔥Top 10 pointers for surveyors when surveying fire doors🔥
You may have questions about what it is we check for when looking at fire doors during a survey, so here is a little insight to what we do!
1. Certification ✅- Fire rated door sets should have a sticker/label on the door installed by the manufacturer to identify if the door is fire rated and is normally located at the top of the door or at the hinge edge.
2. Architraves & Frames 🖼️- Check that the perimeters around the door are in good condition.
3. Hinges 🔩- Hinges should be marked with a CE or BS marking to show they are fire rated; in working order and are not leaking!
4. Door Closers 🔒- Like hinges, closers should also have CE or BS markings to show they are fire rated and also able to close the door Shut and not too quickly.
5. Hardware 🔑- Check to see if any handles or locksets are not loose or damaged and have the appropriate fire rated markings.
6. Sinage 🪧- Signs on fire doors should be correct in the environment they are in, for example, ‘Fire Door Keep Locked’ is for a cupboard. They should also be eye level for those to see day to day and in the event of a fire.
7. Seals & Strips 🦭 - Smoke seals must be in a good condition, not being damaged or missing.
8. Glazing 🔎- Fire rated glass should be visibly stamped to indicate its fire rating, not loose within the door leaf and not damaged.
9. Door Leaf Itself 🚪 - All doors should have near to no damage and if so can be repaired, doors that are veneered (wood finish) would need to be replaced if there were any visible signs damage and ply flush (no wood finish) can be repaired with a fire rated mastic (depending on condition).
10. Gaps 🚉 MIND THE GAP - Lastly, gaps for fire doors should be between 2-4 millimetres and threshold (bottom of door) 8 millimetres.
