2026/396 Broomlands Farm / Padel Centre Application
Limpsfield Parish Council recently submitted its response to Planning Application 2026/396 for the proposed padel club at Broomlands Farm.
While recognising that the site itself lies largely outside the parish, the access is via Broomlands Lane, the junction for which is in Limpsfield.
The Council has raised significant concerns regarding the proposed access arrangements via Broomlands Lane (a bridleway) and its junction with the A25. In particular, the Council shares residents' concerns about the suitability and safety of this access route, given the likely increase in traffic and the potential risks to pedestrians, cyclists, horse riders and road users.

Proposal for the Land south of Westerham Road at Wolfs Row, Limpsfield

A draft proposal was circulated for public consultation by Elivia Homes for site known as the "Old Allotments" to the west of Wolfs Row, on the south side of the A25, Limpsfield.

Around 500 homes nearest to the site received a letter and the proposal's website [https://oxted.eliviaconsultation.com] was shared by many residents.

The site sits on the southern side of the A25 and is within the 'Green Belt', as opposed to the other side, which is classified 'urban'.

Limpsfield Parish Council has therefore responded accordingly, in line with both our already published green belt policy and our response to the Local Plan consultation regarding green belt development.

Whilst the Parish Council has no jurisdiction over highways matters, we are aware of the issues with the timing of the traffic lights at the Wolf’s Row/High Street junction following the recent resurfacing works.
We raised it with Surrey Highways and Cllr Cameron McIntosh when the issue was first reported and have remained in regular contact with Cameron, who has been pursuing the matter with Highways to secure a date for the necessary repairs. These works require specialist equipment, appropriate resourcing and a temporary road closure, so they have needed to be scheduled accordingly.
We have been advised that the repair works are scheduled to take place overnight on 7–8 July.
At present, the signals are operating in a back-up mode rather than using the sensor-controlled system.
We appreciate that the situation is frustrating and can cause delays, but we ask everyone to be patient until the repairs are completed.
Under no circumstances should motorists "jump the lights" or proceed through a red signal. This is extremely dangerous and, unfortunately, resulted in a collision at the junction last night.
A few extra minutes on your journey is simply not worth risking lives. Although the wait may feel much longer, a full sequence of the traffic lights is typically only around two to three minutes.

With help from Cllr Cameron McIntosh, we are still trying to keep up pressure on comms companies to improve both mobile and broadband services to Limpsfield Chart and other parts of the parish that currently have poor service.
Please could anyone not on full fibre (particularly the chart village where some roads have it, others not) go to the BT Fibre Checker - link below - pop in your postcode and address and then select "Keep Me Updated" when it comes up with "We have no plans to build Full Fibre to this property yet" and register your interest by leaving your name and email. The more people on each road that registers, the more likely they'll see the merit in building and hopefully we'll get them to come in. If people don't register interest it looks like there isn't demand for it.

Well done to the staff, parents and students of Limpsfield C of E Infants school who, using their biodiversity grant from the parish council, have created a wonderful SENsory garden in the little courtyard in the middle of the school buildings.
It’s fantastic and we’re told the children love spending quiet time in there, listening to the insects and watching the nesting birds.

We are very happy to report that as part of our Limpsfield Way and Footpaths improvement programme, we have now replaced the broken gates on the Limpsfield Way between Pastens and Tenchleys (Footpath 56). These have been looking very dilapidated for a long time, but now look brilliant and no more trying to get through without the gate collapsing!
Thanks to Limpsfield local, Will Bistram (WB Agri Contracting) for all his efforts. It wasn’t an easy job, but it was well worth it.
