Halecyon Architecture & Design recently achieved a successful outcome for a client who unknowingly built an outbuilding that did not comply with permitted development criteria. After receiving a notification from the local council about the planning breach, the client sought our expertise to resolve the issue and ensure the structure could remain.
Upon taking on the project, we guided the client through the proper planning procedures and ultimately secured householder planning permission for the outbuilding, ensuring it was lawful. Here’s how we approached the process:
1. Initial Review and Assessment
We conducted a detailed review of the outbuilding’s design and site placement to identify where it deviated from permitted development regulations. After determining the structure did not meet criteria such as height or proximity to the boundaries, we advised the client that a full householder planning application was required.
2. Preparation and Submission of a Householder Planning Application
Halecyon Architecture & Design prepared a comprehensive householder planning application on behalf of the client. This included detailed drawings, elevations, and a planning statement to explain the purpose and impact of the outbuilding. We also demonstrated how the structure fit within the character of the local area and addressed any concerns regarding its scale and appearance.
3. Engagement with the Council
Throughout the process, we maintained close communication with the council’s planning department. We addressed any questions or concerns they had and ensured that our application met all the necessary guidelines.
4. Approval of Householder Planning Permission
Following a thorough review, the council approved the householder planning application, allowing the client to retain the outbuilding without any penalties. With the planning permission now in place, the structure is recognised as fully lawful, ensuring no future complications for the client.
By securing this permission, Halecyon Architecture & Design helped the client resolve the issue swiftly and avoid the potential legal and financial risks of non-compliance. The client can now confidently enjoy their outbuild
