Are you an international student looking for the right place to live in the UK? Finding a suitable rental property in the UK can be an extremely stressful and time-consuming process, with estate agents often hiding fees and charges, leaving you feeling helpless.

As you are no doubt aware, the rental market in London (and other major cities in the UK) has been exceptionally tight since the 2022 summer, leaving many stranded without permanent accommodation or having to spend several weeks in short-term places like AirBnB. 😥

However, as students, you don't need to worry as Avasa AI got you covered! 😊Here are few key tips for you:

1. Start your rental search early at least 8 - 10 weeks prior to your move-in date.
2. Expect an increase in the rentals by 10% compared to the prices you see online right now, and be prepared to pay 6 months rent in advance instead of depending on a UK based guarantor; some landlords even ask 12 months’ rent in advance.
3. One can secure a property while still abroad, even as you are waiting for your visa issuance.
While it's possible to look for a property after arriving in London, it's important to keep in mind that the summer months are also the peak tourist season, which can make finding a temporary accommodation challenging and very expensive (£200 per night on AirBnB is fairly common during summer!).
4. Set up the right filters on property portals to avoid a false impression of market availability. Focus on properties listed in the last 3 days in areas West, North West, and North East of the campus for easier commute times.
5. For sharers, buddy up with just one other student as 2 bedroom properties are much easier to find.
