Fire safety law
The Regulatory Reform (Fire Safety) Order 2005 (FSO) is the main piece of legislation governing fire safety in buildings in England and Wales.

The FSO applies to all workplaces and the common parts of buildings containing 2 or more domestic premises. It places legal duties on anyone in control of these premises (the Responsible Person - usually the owner or landlord) to undertake and record a fire risk assessment and put in place and maintain general fire precautions.

The Fire Safety Act 2021 clarified that the external walls, flat entrance doors and structure of buildings are all covered by the FSO and must be accounted for in fire risk assessments.

Here at Mr Risk we are Tier 2 registered with The Institute of Fire Safety Managers, so our clients know we are a company they can trust.

The government recommends that fire risk assessments should be carried out by suitably competent fire professionals. We created the Tiered Fire Risk Assessors Register (TFRAR) as a way to help people locate suitable professionals in their area. We organise the register into tiers, which recognise the different levels of knowledge and competency that each individual currently holds. This ranges from entry level assessors just starting out in their career (Tier 1) through to nationally accredited, highly experienced fire engineers. (Tier 3).

This enables the responsible person / duty holder to locate and select a Fire Risk Assessor who is competent at the prescribed level and is capable of carrying out a Fire Risk Assessment of the premises / workplace or similar establishment. The assessor will be able to identify and record fire risks, as well as carry out audits to verify another person's Fire Risk Assessments.

A fire risk assessment for a short-term let is a legal requirement in England and is intended to identify and address potential fire hazards. The assessment should include an inspection of the property to consider factors like:
The number of people who will be staying there
The layout of the building
The presence of flammable materials
The effectiveness of existing fire safety equipment

The assessment should lead to actions being taken to improve fire safety, such as:
Installing smoke alarms

Installing fire-fighting equipment, like a fire blanket

Preparing a plan for guests to follow in the event of a fire

Ensuring electrical wiring and installations are checked every five years

Ensuring portable electrical items are tested annually

Ensuring gas appliances are inspected and certified
