Planning ref 26/0094/MOUT for 63 houses on land east of Sidmouth Road.

Thank you to everyone who contributed to the GoFundMe campaign in 2024. We have been able to put the remaining funds towards further legal representation from the planning lawyer engaged 2 years ago.

This legal statement is live on the planning portal along with all the other documents and the 350+ objections from residents and consultees.

There is still time for you to object, ask us for a form to complete (which we can take to EDDC on your behalf) or go directly to the planning portal via the link below.

Planning ref 26/0094/MOUT for 63 houses on land east of Sidmouth Road is due for consideration at the Town Council’s Planning Meeting on Tuesday 24th February 2026.

This is taking place at The Institute on Yonder Street at 6.30pm.

Would be great to see as many concerned residents there as possible.

** We’re Joining Forces to stop the Double Development Disaster **

Thank you for the continuing objections to this planning application. There are some great objections on the EDDC planning portal showing the town’s thoughts and feelings on this repeated planning application.

As a reminder, the Planning Inspectorate upheld the decision from EDDC and cited the loss of grade 2 agricultural land and visual amenity as solid reasons for refusal and dismissed the appeal. Nothing has materially changed in this respect.

We, the Gerway Action Group, are working hard together with the Sidmouth Road Development Action Group on both Sidmouth Road planning applications, so please keep checking both pages for updates and ways to object.

We all know that the south side of Ottery is a wholly inappropriate area to be building houses and would funnel traffic through a substandard and constrained road network.

** REPEAT planning application for 63 houses on land east of Sidmouth Road. **

Despite the Planning Inspectorate refusing the appeal of this planning application in November 2024, this has been submitted once again with EDDC.

The new reference is 26/0094/MOUT. Please follow the link below.

To remind you this is on land opposite the application for 140 houses which connects with Claremont Field and Gerway Close. It is also located where the hedgerow was controversially completely demolished as you leave the town on the Sidmouth Road.

The proposal once again includes a road priority scheme and narrow footpath on what is already a substandard piece of road. So potentially several hundred extra cars having to queue to get in and out of town and compounding the problem at the unsafe crossroads at Tip Hill.

The town’s residents have responded in large numbers to object to the Gerway Farm planning application, and previously for applications on this site. It is an application that has been presented multiple times in the last 20+ years, and has always been refused.

The Planning Inspectorate have delivered their decision on this proposed development and it has been dismissed.

Nothing being proposed by this planning application is a benefit to Ottery and is contrary to all capacity planning in Ottery.

The proposed new footpath is dangerous and won't encourage people to walk, they will get in their cars and drive.
