The Fire Safety Order enforcement guidance was updated on 3 July, and it's worth a few minutes of any Responsible Person's time.

The headline change: new guidance on what happens when an enforcing authority and a building owner agree that action is needed, but disagree on the technical fix. There's now a formal route to resolve that - a determination referred to the Secretary of State - but it only works if you've got the evidence to back your position: an up-to-date fire risk assessment, maintenance records, and a clear rationale for the measures you've chosen.

That's really the message underneath this update. It's not about new duties. It's about being able to prove, on the day someone asks, that your fire safety arrangements are current, documented, and properly reasoned. A fire risk assessment sitting in a drawer from three years ago won't hold up that argument.

If you're a landlord, running an HMO, a supported living setting, or any commercial premises, a Fire Risk Assessment isn't optional... it's a legal duty under the Regulatory Reform (Fire Safety) Order 2005.

It matters more in some settings than others. HMOs and supported living properties often house people who can't evacuate quickly or independently, which changes what "adequate" fire safety actually looks like on paper and in practice. A generic tick-box assessment doesn't hold up to that.

A proper FRA looks at your building as it actually is... occupancy, escape routes, compartmentation, alarm coverage, fire doors and gives you a clear, documented record of what's in place and what needs addressing. That record is exactly what's asked for if an enforcing authority ever has questions.

If you can't remember when yours was last done, or it was never done properly in the first place, that's the sign to sort it now rather than after something's gone wrong.

5 signs your CCTV setup needs an upgrade.

1. The footage is grainy when you actually need it.
A system that looks fine day-to-day but produces unusable footage when something happens isn't doing its job. Resolution matters most in the moment it's tested.

2. You've got blind spots you've never addressed.
Sites change.. new storage, new layout, an extension and camera coverage rarely gets reviewed to match. Worth walking the site and checking against the original plan.

3. Nobody's maintaining it.
Cameras get knocked out of position, lenses get dirty, storage drives fill up silently. A system with no maintenance schedule is a system you're trusting blind.

4. It's not integrated with anything else.
Standalone CCTV with no link to access control or alarms means more systems to manage separately, and more gaps between them.

5. You wouldn't know if it stopped working.
No remote monitoring, no alerts, no one checking it's actually recording. The most common failure isn't the camera... it's finding out too late that it wasn't working.

If more than one of these sounds familiar, that's worth a proper site review rather than waiting for an incident to find out the hard way.
