Mahigpit na paalala mula sa DHSUD – Cordillera Administrative Region (CAR) para sa lahat ng residente at mamimili ng lupa sa Baguio City at karatig lugar:

Dumarami ang ulat ng pekeng titulo at land scam sa Baguio.
Sa ilalim ng National Drive Against Professional Squatters and Squatting Syndicates (NDAPSSS) (E.O. 153, s. 2002), pinapaalalahanan ang publiko na mag-ingat sa mga nag-aalok ng murang lupa at pabahay gamit ang kahina-hinalang dokumento.
Partikular sa Baguio City.

May mga naiulat na gumagamit ng mga dokumentong kahawig ng:
• “Torrens System Law” certificates (hindi lehitimo)
• Kaduda-dudang O.C.T. at T.C.T.
• Mga huwad na deed of ownership

Paalala:
Ang mga dokumentong tulad ng nasa kalakip na larawan ay hindi opisyal at hindi kinikilalang valid proof of ownership kung hindi rehistrado sa tamang ahensya (Registry of Deeds / LRA).
Mag-ingat sa mga alok na:
• “Murang lupa” sa Baguio
• “Rush sale” o “no papers needed”
• “Guaranteed title” kahit walang proper verification

Bago bumili ng subdivision o lupa:
• I-verify ang titulo sa Registry of Deeds – Baguio
• Kumonsulta sa DHSUD CAR
• Siguraduhing may Development Permit at License to Sell (kung subdivision project)
