That house in Pampanga collapsing into the river is a brutal reminder of why easements exist.

Under the Water Code:
🏙️ 3m — urban
🌾 20m — agricultural
🌳 40m — forest

Rivers don’t care about your title.
Banks don’t care about your fence.
Floods don’t care about your “private property” sign.

Build where the law says you shouldn’t, then act surprised when the river collects its property.

Easements aren’t pointless paperwork. They’re there because nature doesn’t negotiate—and physics definitely doesn’t care about your excuses.
