When is it actually time to switch to summer tires in Northern Sweden… and when is it definitely not?

If you’ve just moved to Haparanda, the first spring sun can be misleading.

During the day it’s +7°C, the roads look dry, people are having coffee outside — it feels like winter is over.
But then you step outside in the morning… and there’s a thin layer of ice on the road and -5°C.

Welcome to the North 🙂

In Sweden, the rule says you can switch to summer tires from April 1, and studded tires are not allowed after April 15 (unless winter conditions still apply).
But in Norrland, reality works a bit differently.

Here, “when it’s time to change tires” is not about a calendar date — it’s about a combination of factors:

— nighttime temperatures consistently above zero
— no icy mornings
— no winter comeback in the forecast
— roads are clear not just during the day, but early in the morning too

And yes, in Haparanda it’s completely normal to see snow… even in late April.

The local rule of thumb: it’s better to change too late than too early.

Because a couple of cold nights on summer tires is not just uncomfortable — it’s a real safety risk.

If you’re unsure, aim for stable temperatures above +5°C and check the forecast for the week ahead.

Who are you and what do you do?

I’m Christian Karhu, a real estate broker. I’ve been living in Haparanda since 2008. Originally, I’m from Kalix.

I help people find and buy properties — especially those who are moving to Haparanda or other cities in Sweden and are not familiar with the system.

What challenges do foreigners face when buying property in Sweden?

Most people are concerned about safety — how to buy correctly, avoid losing money, and not end up in a difficult situation.

The process may seem complicated if you’re not familiar with Swedish rules.

What are the main steps to buy a property?
1. Get a Swedish personal or coordination number
This is required to proceed further.
2. Open a Swedish bank account
This is now mandatory if you want to buy property in Sweden.
3. Contact the bank
This should be done before you start the purchase process.
4. Find a property
5. Sign a contract
The deal becomes legally binding only after the contract is signed.

What should buyers pay attention to?

Inspection is critical.
• If you are not familiar with construction standards in Sweden, always order a professional inspection.
• If the seller has not done one — do it yourself.

What about hidden defects?
• Normally, the seller is responsible for hidden defects for up to 10 years.
• However, there are exceptions (e.g. older houses or estate sales — dödsbo), where:
• The property may be sold without any guarantees.

In such cases:
• The inspection company becomes responsible if they miss something.

Are brokers connected to banks?

It depends.
• Some brokers are connected to banks
• Others operate independently.

• Make sure your documents and bank setup are ready in advance
• Never skip inspection

From Southern Sweden to the North: Fredrik’s Story

Fredrik comes from the southern part of Sweden, where he lived in Karlskrona for the past 25 years. For 18 years, he worked as a principal and teacher in history and social studies.

At some point, he decided to change direction and follow his interest in society by becoming a journalist.

“I’ve always been interested in society and how things work. That’s why I decided to study journalism.”

He began studying remotely. As part of his education, he came to Haparanda for an internship at local newspaper.

“I came here for my internship in February, and then they asked if I wanted to stay. So I stayed.”

Today, Fredrik lives and works in Haparanda.

“No, I had never really been to Norrbotten before. The furthest north I had been was Luleå.”

What impressed him most was the unique border dynamic between Haparanda and Tornio.

“I really love the border area. It’s like two cities, but in everyday life it feels like one.”

“If you don’t find what you need in Sweden, you just go over to Finland. It’s very natural.”

Work as a journalist

Today, Fredrik works as a reporter for a local newspaper, covering a wide range of topics.
“One moment you’re writing about a school event, the next you’re covering sports — and then suddenly there’s an accident and you go there.”
Overall, Fredrik enjoys his life in the north.
“Yes, I like it here. It feels comfortable.”
Even the weather has brought some unexpected impressions.
“I thought it would be colder, but sometimes it’s actually warmer than expected.”

Future plans

For now, Fredrik plans to stay in Haparanda for the coming years.

“I think I will stay here at least two years. After that — you never know.”
