There's a version of the hotel sustainability story that gets told at the executive level. Strategy, targets, net zero commitments, brand announcements.

And then there's the version that actually happens in the building.

That version runs through the engineering team. The Chief Engineers who know which floor has a chilled water valve running inefficiently, which system is actually driving the energy bill, and what a real fix looks like versus a cosmetic one.

Giving that team the tools to see everything in real time, and act on it remotely, is what moves sustainability from a slide in a presentation to something that actually happens.

That's always been the conversation we're most interested in.

Hotels going keyless means the key-card slot disappears.

Which also means the room's off switch disappears.

54% of guests used to defeat the slot by leaving a card jammed in anyway. In a keyless hotel, that becomes 100%. The room never turns off.

SmartARC was designed for exactly this moment.

Next week we'll be at the Hilton SEA Engineering Workshop in Shah Alam.

A room full of Chief Engineers and Directors of Engineering from across Southeast Asia, India, and Australia.

We're genuinely looking forward to the conversations.

Here's where traditional renovations tend to go sideways.

The system cost is the number that gets quoted. The number that doesn't: cable runs through finished walls. Switch replacement across every room type. Coordinating electricians, fit-out contractors, and HVAC technicians simultaneously. Floors or wings offline for weeks while work gets done.

By the time a traditional project wraps in an existing hotel, $2,000+ per room above the original quote, just in infrastructure and contractor escalation, isn't unusual.

That's the number that quietly shelves a lot of otherwise sensible room control projects.

SmartARC was built around eliminating it.

The system uses the wiring already in the room. No new cabling. No wall demolition. No large-scale switch replacement. The Room Interface Unit connects to existing infrastructure from behind the ceiling or the distribution board.

Room by room. Between checkout and check-in. No floors offline. No rooms sitting dark.

Full room control. Up to 30% energy savings. Compliance-ready. At a fraction of what a traditional renovation would cost.

If you've got a Q4 or 2027 refurbishment on the cards, this comparison is worth running before the contractor brief goes out. Check us out here: https://www.sensorflow.co/smartarc/

SmartARC delivers whole-room hotel energy management as a retrofit — HVAC, lighting and occupancy control on your existing wiring. No rewire, no room closures.

90% of investors across APAC now factor sustainability into deal decisions.

87% of occupiers say energy cost savings are a top priority.

Green-certified assets are measurably outperforming the wider market.

Energy management stopped being a sustainability conversation a while ago. Now it's an asset value conversation.

Here's a limitation most people don't think about with standard occupancy sensors: they detect motion.

But guests don't always move. Someone sleeping. Someone on a call. Someone working at a desk for three hours without getting up.

Standard sensors can misread those rooms as empty and trigger setbacks while the guest is still there. Not ideal.

Adaptive Occupancy Detection takes a different approach. It learns the actual occupancy patterns of the property and adjusts automation parameters dynamically in real time, rather than relying on simple motion triggers.

In one of our earlier pilots, it delivered a 16.5% increase in automation hours and an additional $850 in monthly savings, with no impact on guest comfort.

Smarter detection. More savings. Better experience.

When GMs talk to us about energy, the conversation usually starts in one of two places.

The first is the bill. Energy is typically 3 to 6% of hotel revenue, and the pressure to bring it down without affecting the guest experience never really goes away.

The second is proof. Owners and asset managers want ESG data. They want sustainability certifications and measurable progress toward targets. The days of "we've got a towel reuse programme" being a sufficient answer are well and truly over.

So what does a GM actually need from an energy system? Three things, honestly. It has to save real money. It can't create friction for the operations team or the guests. And it has to generate the data that satisfies reporting requirements.

That's the intersection SensorFlow was built for. Zero guest disruption. Measurable savings from month one. Room-level data that feeds directly into sustainability reporting.

We don't lead with technology. We lead with outcomes. The technology is what makes those outcomes automatic.

There's a gap in traditional room energy management that doesn't get talked about enough: the checkout window.

When a guest checks out, the system doesn't always know. The room can sit empty for an hour or two before housekeeping arrives, HVAC still running as if someone's there.

Our new PMS Integration closes that gap.

It connects directly to your property management system, applies a deep setback the moment a checkout is recorded, and pre-cools the room ahead of the next arrival. Energy savings from the time between stays that motion sensors alone can't capture.

Less waste. More savings. Nothing for your front desk or engineering team to change.

Here's what a SmartARC installation actually looks like.

A room checks out at 11am. The crew goes in. The Room Interface Unit gets installed behind the ceiling or in the distribution board, connecting to the HVAC, lighting, and curtain wiring that's already there. No new cables. No walls opened. No switches replaced.

By the time the room's ready for the next guest, it's a smart room. Occupancy detection. Automated HVAC setback. Lighting and curtain control. Power management. All feeding into a central platform.

That's one room, done between checkout and check-in. No floor closures. No revenue sitting idle.

Traditional projects were designed around construction-site conditions: open walls, empty floors, weeks of contractor access. Most existing hotels don't have any of that. They have a housekeeping schedule, guests in the building, and zero appetite for disruption.

SmartARC was built for that reality.

If you're planning a renovation or brand conversion in the back half of 2026 or into 2027, the earlier you have this conversation the better.

For hotel owners and operators with properties in Vietnam: Decree 30/2026 isn't a draft anymore.

Binding energy management requirements for large facilities, including hotels, are now in place. Energy management systems, reporting infrastructure, and measurable efficiency targets aren't optional.

The properties that already have data and automation running are in a much better position than those starting from scratch now.

SensorFlow is already deployed across properties in Vietnam, providing the monitoring, automation, and reporting infrastructure hotels need to demonstrate compliance.

If this is on your radar, it's worth talking sooner rather than later.
