Seniors, beware of Corporate Relocation Companies.... know the facts! What you need to know about Senior RMCs (Relocation Management Companies before you choose to work with them)
When the time comes to downsize and move, you have so many choices, challenges and hurdles to jump over. It is a difficult time. This can cause significant stress for seniors and their families. This is where RMCs come in to “save the day”.
What seniors and their families do not realize is that usually these folks are not even located in the same state and have little to no knowledge of the current real estate market, local moving companies, estate sale companies etc. They are simply banking on the fact that the families do not know where to start and will use their referral partners. Then they can collect up to 40 % of these vendors’ income. There are few vendors willing to work with these companies for this very reason and those that are willing to do this are usually new to their business and really need the income. You certainly may not get the local experts at this price.

These corporations are taking advantage of the "silver tsunami" as they call it.... They know that the baby boomers are all coming to the time in life that they need to downsize and move to retirement living or even assisted living. They are making a fortune by simply sharing the name of one of their vendors with a senior and collecting a large fee. This has been a business model in the relocation/real estate industry for years but has now made its way into the senior care and management world.

Seek out local experts with years of experience who know the ins and outs of relocating seniors, managing their moves, packing and moving, estate liquidation and selling their homes. They use specific incentives to make their "vetted" Realtors® and Movers seem superior to independent ones.
Promised Savings: They claim their Realtors® strike out "unnecessary" fees like admin or cancellation fees, potentially saving seniors thousands.
Advocacy Narrative: They RMCs frame themselves as an "unbiased second set of eyes" that review marketing plans and ensure the senior isn't taken advantage of, even though they are collecting a massive 40% referral fee behind the scenes.
Bridge Loans: Some offer specialized financing (bridge loans) that allow seniors to move into a community before their home sells. Creating a financial tie to their ecosystem.
How do they get seniors to agree to this?
1. Free Concierge Hook – They market their services as a complimentary benefit provided by the senior living community.
a. Zero upfront costs: Seniors are told the relocation specialist’s consulting services are free. The only pay for the actual vendors (movers, Realtors®) that they choose.
b. Single Point of contact: they promise a “relocation specialist” who handles every detail, from downsizing to the final move, saving the family from managing multiple vendors. (all from another state)
2. Strategic Partnership at the “point of sale” – These companies become part of the senior living community's sales process. This means that sales personnel are no longer permitted to refer to their established partners and must instead direct all referrals exclusively to the RMCs.
In 2026, corporate relocation management companies (RMCs) generate revenue by taking a substantial cut from the gross income of every service provider they “recommend.” These fees are usually hidden from consumers/seniors and cut deeply into local vendors' profits. Benefiting only one entity.
For Realtors®, fees can be 35% to 46%. This is the primary source of revenue for most Senior RMCs. For instance, if a Realtor® charges a 3% commission to list a senior's home and the property sells for $400,000, the broker typically receives $12,000. The RMC would then take $5,400 or more off the top before the broker even pays their brokerage fees, taxes, marketing costs etc. You can see how lucrative this is for these RMCs. This is also the reason why most experienced, full-time brokers will not work with these companies. Most top-tier brokers refuse to participate in this type of business model. This model may also result in participating brokers being less motivated to dedicate significant care and effort to these transactions, given the minimal compensation involved.
