The AlexandriaVA.gov just released a huge announcement about the redevelopment of the West End Landmark site! Inova Alexandria Hospital will relocate and expand as an anchor tenant of a brand-new site. Partners Foulger-Pratt, The Howard Hughes Corporation, and Seritage Growth Properties are proposing a full redevelopment of the site.

Inova, the leading nonprofit health care provider in Northern Virginia, would invest $1 billion to create a new medical campus, anchored by the relocation and expansion of its Alexandria Hospital and more than 2,000 health care workers. Development plans on the balance of the site include residential, retail, commercial, and entertainment offerings integrated into a cohesive neighborhood with a central plaza, a network of parks and public spaces, and a transit hub serving bus rapid transit (BRT), DASH, and Metrobus. Affordable and workforce housing would be enhanced through developer contributions and co-location with community facilities such as a new Alexandria Fire-EMS station. Construction at Landmark could begin as soon as 2023, with the first buildings delivered in 2025.

It's not too late to register for Bisnow DC's Future of Alexandria event! Happening today at 11:30, panelists will discuss how greater D.C.'s suburbs are suddenly getting more attention than ever before. Alexandria has always been a hub for development, but the pandemic has developers and investors diving deeper into Alexandria — and new investors coming into the market are only heating things up. How are Alexandria businesses surviving throughout the pandemic, and will recent office acquisitions lead to multifamily repositioning to cater to today's new work-from-home environment?

Virginia Governor Ralph Northam - Rebuild Virginia Grant Fund

The Commonwealth team administering the Rebuild VA economic recovery fund established by Governor Ralph Northam this summer made the decision to expand eligibility criteria. Now, businesses that received funding from the federal Coronavirus Aid, Relief, and Economic Security (CARES) Act and supply chain partners of businesses whose normal operations were impacted by the COVID-19 pandemic are now eligible to receive grants of up to $10,000. https://www.governor.virginia.gov/rebuildva/
Notably, Rebuild VA funding may be utilized for the following eligible expenses:
* Payroll support, including paid sick, medical, or family leave, and costs related to the continuation of group health care benefits during those periods of leave;
* Employee salaries;
* Mortgage payments, rent, and utilities;
* Principal and interest payments for any business loans from national or state-chartered banking, savings and loan institutions, or credit unions, that were incurred before or during the emergency;
* Eligible personal protective equipment, cleaning and disinfecting materials, or other working capital needed to address COVID-19 response.

This is separate from the Alexandria Back to Business grants, and we know you might have questions. Please reach out to AEDP and we can help you understand both programs and provide other assistance.

Game Changer Award: Virginia Tech at Potomac Yard - Washington Business Journal

Our community's vision for the redevelopment of #PotomacYard, established through decades of planning, is ambitious and predicted to take multiple decades. The "real estate deal" that cemented Virginia Tech as the anchor for this new #InnovationDistrict is the definition of a game changer- more impactful than we aspired for, and creating demand and energy many years early than we hoped! Thanks to the Washington Business Journal for recognizing this project in their annual #bestinrealestate awards.

In 2019, Potomac Yard provided Virginia Tech exactly what it needed: the space to grow and to be part of a mixed-use ecosystem of offices, residential and retail. The deal took home the Game Changer Award at our Best Real Estate Deals of 2019.
