We are excited to transition to our new GIS website. We encourage you to take a look at it and check out what it all has to offer. A few things we'd like to highlight on the website is the Land Use, Sales and District Lookup. Another great feature is, you now have the ability to print off the Property Data Sheet on each parcel, so all of the information of that particular property is now available to you.

-Our old GIS website is still up and running but it will be out of service at the end of June.

TERC Orders Adjustment to Agricultural Residential Valuations

Box Butte County, NE β€” On April 29, 2026, the Tax Equalization and Review Commission (TERC) conducted a show cause hearing regarding 2026 property valuations presented by Box Butte County Assessor Michelle Robinson.

The hearing was part of Nebraska’s annual statewide equalization process, which ensures property assessments are consistent and reflect market value. During this process, the Property Tax Administrator (PTA) identified a discrepancy between rural residential and agricultural residential property valuations within the county.

Although no changes had been made locally to agricultural residential values from 2025 to 2026, the PTA recommended a 52% increase to achieve equalization.

Following testimony and review, TERC approved the recommended adjustment. As a result, valuations for agricultural residential properties and home sites will increase by 52% for the 2026 tax year.

Property owners will receive official Change of Value notices beginning June 1, 2026.

A reminder that the deadline for personal property is next Friday, May 1st. Listed are a few ways you can file:

1: Come into the office WITH your depreciation schedule

2: Mail your depreciation schedule to us. (505 Box Butte Suite 102, Alliance NE 69301) It must be postmarked May 1st or before in order for it to not receive a penalty.

3: File online. https://www.personalpropertyonline.us/default.aspx?ReturnUrl=%2fadmin%2fdefault.aspx%3fegbVanQQ69o%3d&egbVanQQ69o=

-If you choose to file online, you will need your postcard to do so. There is a pin that you will need that is located AFTER the schedule number. On the postcard it will your schedule number which starts with 07, the numbers after the dash is your pin number.

-Deadline to file is May 1st. If you file AFTER May 1st, your new and existing items will receive a 10% penalty. After July 1st, it goes up to a 25% penalty for all existing and new items.

As of today, we've reached the midpoint between the Homestead Exemption filing window!

-We have the forms here in our office for you to pick up and take, or one of our staff members will sit down and help you fill it out in the office.

-Please bring your tax return or paper work with your income on it (social security, railroad retirement, disability, etc.). We CANNOT file without that information.

- Filing deadline is June 30, 2026.
