As a refresher about 7% cap legislation...

New legislation has created a limitation – or "cap" – on the assessed value for certain real property (see Code of Alabama §40-7-2.2, Act 2024-344).

Beginning with the 2025 tax year, any increases to the assessed value of Class II and Class III real property will be capped at a rate of seven percent per year. Fair market and current use valuations are not affected by this legislation.

There are exceptions to the cap. The most common exceptions are:

Unassessed property (e.g., constructing a new building).
Additions or improvements to existing property (e.g., adding a garage to a house).
Ordinary maintenance and repairs will not remove the cap.
Change in tax class.
Change in ownership. Spouse and family ownership changes will not remove the cap.
For a more complete explanation of the cap rate and exceptions, see the Alabama Department of Revenue's website.

📬 Board of Equalization Notices for Calhoun County Property Owners 📬

The Calhoun County Board of Equalization notices are being mailed out to property owners tomorrow. These notices are sent to inform you of the appraised value placed on your property for ad valorem tax purposes.

Please remember — receiving a notice does NOT necessarily mean your taxes are increasing. The notice is simply showing the current appraised value of your property based on market value and state guidelines.

Property owners should review their notice carefully to verify information such as:
✅ Ownership information
✅ Property description
✅ Appraised value

If you have questions or believe there may be an issue with your property valuation, the notice will include information about the appeal process and important deadlines to contact the Board of Equalization.

Our office is here to help answer questions and assist property owners in understanding their notice. (256) 241-2870📞🏡
