As part of my role while conducting my settlements, l alert the customer to scam companies like the one attached regarding their deed. This company and others like it are selling documents or information that you can go online for at no cost. It's public information. In the case of your deed, that's part of your closing costs. You have already paid for this product when you engage myself and Perfection Title to handle your realty purchase or a deed transaction...
Although this company does put a disclaimer in the notice, it is worded in such a way that one may believe they need to purchase this information.
What triggers this company to send this to you is actually the recording of your deed at the County Courthouse.
I did a recent transaction and the customer called to verify if this was important or not.
Thankfully I had the client send this to me before trashing it so l can share.

This file settled today because of the hard work that everyone from Michael Collins office, Allen Stanton’s office and ours collaboratively worked together on. Our seller ran to Annapolis to secure the occupancy permit on this new build to make this happen today.

Are you the owner occupant of your Maryland property?

Did you know that you can apply for a means to keep your property taxes at a lower rate factor as an owner occupant vs. a realty investment property?

The Homestead Tax Credit is a credit is eligible to anyone who has been in their home as the owner for at least a year. You can use the attached form or apply online with the State.

In my capacity as a title agent for Perfection Title, we advise our customers at closing who are buying a new home to apply for this credit when their new deed arrives in the mail. That way, the property is already in their name from the seller and they can enjoy this credit on future tax bills. The purpose of this credit is to cap tax increases. The cap varies by each County.

When the phrase “he bought the farm” is a positive one.

We recently closed on a family buy out from an estate whereby one brother bought out the other brothers interest in the family farm on the Eastern Shore. Our office routinely handles estate purchases of real property and are a trusted partner for law firms that don’t do the settlement component at their law practice.

Scam alert…

When I do purchase closings, I have to warn buyers about companies like this who gather public information. Customers will get the original deed to the property after the courthouse records it. That is part of the closing costs you pay at settlement.

Although they put a disclaimer in the notice (highlighted), they are charging people for items already that are part of our fees or your lenders.

It’s always a great feeling to be a part of helping people achieve their goals in my capacity as a title agent/settlement officer. Yesterday’s realty transaction helped both the buying and selling party reach those future plans. This was the case of our buying party wanting to have more space for their large family and our seller wanting to downsize.

It’s also great to be working with great realty agents representing their clients and who appreciate our work along the way. The buyers lender was able to get last minute adjustments done in a time crunch to pull this off yesterday.

Other than the typical purchase or refinance of property, I also work with costumers who wish to purchase the property they have been renting from their landlord who wants to sell. I also work with families who have inherited property in an estate that wish to buy out siblings, etc. We work with many area attorneys who refer this type of work to us that need the title component taken care of. We also handle ground rent redemptions for people who wish to purchase the land their home sits on in a current leasehold arrangement.

We work with all lending and realty companies as an independent agency and can gladly refer anyone in need of a realtor or lender who would like to purchase a home or raw land.
