Prior to starting their real estate careers, Mike spent over 30 years in the construction industry, Sandra worked in the commercial real estate and law industry and Emily was a Facilities and Operations Coordinator for a start up organization. We are all Virginia natives and currently reside in Loudoun County. Besides our many successful and rewarding years in real estate, we strongly believe in the communities where we reside and have all been active in our respective communities.

Hope everyone had a wonderful holiday weekend!

Market watch Monday Time.

No shock for a holiday week and most popular vacation week of the summer - the market fell significantly in several key indicators; however, there are reasons and bright spots. New Listings fell a whopping 86% week over week, falling from 733 to 394. With the holiday many sellers postponed going active until after the holiday weekend.

This is supported by a 67% improvement in Coming Soon week-over-week, posting 337 vs. 202. Pendings also fell victim to the holiday week, falling 29% vs the previous week, 250 vs 322. Closed Transactions were flat, however, a healthy 684.

Active/Under Contract were up 10% at 434 vs 395. Price Reductions improved by 36%, falling from 439 to 323, possibly indicating better initial pricing, and/or a stabilizing of the market.

Back to Active remained above 100 posting 109 for the week. The combination of Active/Under Contract and Pendings came in at 784, a modest improvement of 4.5% over the previous week.

Comparing these key indicators to 2024, New Listings were up 5% compared to 2024, Pendings were down 32%, and Closed Transactions were up 36%.

What does it all mean? The market is healthy and continuing to expand. New Listings this coming week will be a strong indicator of the summer inventory!

Market watch Monday Time!

This time of year the market has ebbs and flows. We are still personally seeing many buyers shopping and sellers with well cared for homes moving their homes fairly quickly and in some cases with multiple offers.

New Listings improved by 11% week over week and by 23% over 2024, posting 733 for this current week. Pendings fell slightly, falling 6% from 342 to 322 but a staggering 33% from 2024. Closed Transactions came in at 694 vs 659, an improvement of 5%, but were down 6% compared to 2024.

Active/Under Contract fell 2%, falling from 403 to 395. Coming Soon stands at 202, Price Reductions remained relatively high at 439 and Backgammon Live to Active was 109. The combination of Active/Under Contract and Pendings is at a healthy 750, slightly above the previous week.
