Maryland State Department of Assessments and Taxation Assesses real and business personal property, maintains business filing registry, administers tax credits.

The Maryland Department of Assessments and Taxation (also known as the State Department of Assessments and Taxation, or SDAT) is a customer-focused agency that works to ensure property is accurately assessed, business records are appropriately maintained, and necessary tax-related information is conveyed to state agencies and local jurisdictions. The Department's responsibilities can generally be

split into three main areas: Business Services, Real Property Valuation and Property ​Tax Credits. The Real Property Valuation Division values more than two million residential and commercial property accounts throughout the state. Those values are then certified to local governments, which use the assessments to collect property taxes. The Department is committed to ensuring uniform and accurate assessments statewide, as well as providing a fair and prompt appeal process.​

The Business Services Division is comprised of the Business Charter, Business Property, and Property Tax Cr​edit Units. The Business Charter Unit helps create businesses and ensures that the documents they file meet the requirements of Maryland law. The Business Property Unit values items that businesses own, lease, or use in order to operate and are subject to taxation by local jurisdictions. The Property Tax Credit Unit helps administer certain tax credits, including the Homeowners'​ Tax Credit, the Renters'​ Tax Credit, and the Homestead Tax Credit.​

For tax purposes, the State Department of Assessment and Taxation assesses real and business personal property at market value and certifies these values to local governments. Based on the assessment and property tax rates set by each county and incorporated municipality, local jurisdictions send out annual property tax bills. SDAT is making it easier for Spanish speaking residents to gain access to our tax relief resources. We just published Spanish versions of four major property tax relief and protection programs: Homeowners' Property Tax Credit, Renters' Tax Credit, Maryland Homestead Property Tax Credit, and the Homeowner Protection Program.

By breaking down language barriers, SDAT is helping eliminate obstacles to housing affordability resources and preserving intergenerational wealth in our state.

We urge property owners and renters to review the eligibility requirements and filing deadlines and apply online at Maryland OneStop for the fastest service.

SDAT and the Maryland Department of Information Technology’s (DoIT’s) Office of Security Management have thoroughly tested the Real Property website and confirmed it is cleared for public use. The Real Property Search Tool is now back online!

Analysis from SDAT and DoIT’s Office of Security Management confirms that all compromised systems contained only public information already accessible through the Real Property Search web application. DoIT's analysis found no evidence of a broader compromise related to this incident.

SDAT and DoIT’s Office of Security Management remind Maryland residents and businesses to avoid third-party websites or unofficial links that claim to provide SDAT property records, as these may not be secure.

We apologize for the inconvenience, and are grateful for your continued patience as the Department navigated this challenge. The agency is fully committed to supporting the communities it serves and ensuring that constituents receive the reliable information they depend on.

SDAT Real Property Search Tool is Temporarily Unavailable. Only Use Trusted Maryland.gov Websites!

On April 14, 2026, the Maryland Department of Information Technology (DoIT) detected suspicious activity on servers running the State Department of Assessments and Taxation’s (SDAT’s) Real Property Search website application. In response, DoIT quickly took the website offline to contain potential threats and conduct an investigation of the suspicious activity. The page will remain offline until the system is cleared for public use.

At this time, analysis from DoIT’s cyber response team suggests that all compromised systems contained only public information already accessible through the Real Property web application. DoIT does not anticipate a broader cybersecurity risk to the state at this time. Internal investigations are ongoing

We urge Maryland residents and businesses to avoid third-party websites or unofficial links that claim to provide SDAT property records, as these may not be secure.

In the meantime, while the Real Property Search application is down, anyone who needs this information can contact their local Real Property Assessment County Office. SDAT’s contact center and local county offices are prepared to support customers while the website is offline.
